How to know the sale history of a house?

Asked by Suling Zhang, Edison, NJ Wed May 28, 2008

I plan to buy a single-family house in Edison area and one that interests me has listing price of $529000. I want to know how many owners it had in the history and what is the sell price for the past. Is there any way to get this information? Is it a meaningful way to look at the history price and use it as one factor to make my decision? Thanks a lot.

Suling,

You can most likely access the information you are looking for through this website: http://www.njactb.org/

Click on record search and input your data into the fields, i.e., county, town, address and you should be able to access the history of the sales price(s) and prior owner(s).

I'm not so sure it will assist you in making an offer if you are interested in purchasing. The prior records have no bearing on what its worth today. A prior owner could have bought it from much cheaper because is was worth less at that time or may have paid more than it is worth today. Current comps should be what you base your decision on not prior history prices of the house.

Good Luck and I hope you find the information you are seeking.

You have two options.

1) You can contact the township - the assessors office. You should be able to get the information.

2) You can email/call me and I can supply you this information, as well as comps for surrounding
properties. As full service realtor, I can help supply the information necessary for you to make an
informed intelligent decision on this property.

If you are using an agent, this info is also available thru the mls. More important than what they paid is what it is worth which your agent should also be able to show you based upon recent sales. Likely if seller bought in the last year or two they are losing money. Occassionally in the mls you can access not only what current owner bought at but some previous owners as well.

You can get that information from the county assessor. It is usually online.
