Yes, there are certainly lots of variables that go into pricing a home. The only way to come up with a good estimated of the homes worth it to look at the property. But, CMA's can give you a place to start.

there's a lot of other things that go into it, including condition, size of the home, number of bathrooms, updates, other amenities, etc. You really need to have someone come out and look at it in person to get a really good idea.

Did a CMA on what little information you gave and came up with $209,750. High was $255,000 and low was $164,000. Based on acreage, # of bedrooms and age of home.
