selling costs are typically around 10%. it's important to shop a few title companies to get the best rates & avoid bogus & inflated fees (courier fee, processing fee etc…)

in palm beach county the seller does typically pay for title insurance, however, that can be negotiated.

your costs on a $140,000.00 deal are:
Commission approx 6% 8400.00
Title insurance $775.00 owner policy is the least that they can charge plus closing fees of about $225.00 Title search recording fees satisfaction of mortgage and followup $35.00 Lien Search $40.00
Doc Stamps (tax on sale) $980.00

Ask your Realtor for an estimate of seller's net proceeds. That should answer all of your questions.

Elena,

There will be costs associated with selling your condo beyond the real estate commission.

First, there is the deed transfer which is about $980 ($140,000 x .007=$980) and then there is the title insurance (Seller pays in Palm Beach County) which is approximately $775. There are also miscellaneous costs such as prorating taxes on the property (credits and debits), HOA fees, etc. and the title company fees (fedex, etc.).

The title company that you are working with can give you a more complete picture of what your costs are by giving you a preliminary HUD (closing statement) which will reflect those expenses.

It can vary depending on where you live,In our area the closing costs are typically split between the buyer and seller with each paying their own. On my estimated nets sheets for sellers I use 2% for fees above commission for sellers expenses. So if you were paying 6% total commission I would estimate your costs at 8%

Normally you would also pay the doc stamps on the deed as well which would probably be around 980.00. Unless you negotiate to pay other things for the buyer, this would be your other responsibility. The rate for Document Stamps on the Deed is .70 per $100 of sale price.
