Mary Jo, Home Buyer in Islip, NY

We are interested in relocating from Long Island to Jupiter but don't know where to look. We want a family

neighborhood with lots of kid activities. We have two children 5 and 9. We love to boat and be out doors. Can anybody recommend a great family development where homes are between $499-650?

I agree fully with Steven--there are a lot of "stretched" truths to what Barry is saying.

This is a buyers market...there are a lot of properties on the market. However, both in Jupiter and in Martin County--we have been seeing both a leveling out in pricing, a declline in inventory, and an increase in sales!

Now is the time to buy!

To defend the Jupiter area, the Jupiter Farms area (western Jupiter) is not the doom an gloom that Barry wants you to believe. I have a friend who has lived in Jupiter Farms since the late 80's--there have been lots of changes in this area--all for the good! However,Jupiter Farms is a rural community--the lot sizes are usually acres, and you will see lots of horses! Our Palm City Farms area is similar to the Jupiter Farms area.

As far as foreclosures--you will find them anywhere in the US! And, yes, we have our fair share of them--but the areas that have stabilized have fewer than those areas that are still in "flux".

The New York Times recently had an article out the Stuart and Palm City area if you'd like me to forward it to you.

There are many Great Neighborhoods in Jupiter, in all of the price ranges!

There are a lot of boating and out door activities to enjoy here in Jupiter.

I am wondering, do you own a boat? If so, are you looking for property that is on the water that also has a pier or lift? Or are you looking for land-locked properties and want to use marinas or ramps? How big is your boat? Will you be storing your boat on a trailor at your home?

There are also a lot of boats for hire at the marinas for fishing and other activities!

These are important questions.

As far as out door activities, do they include golf, tanning poolside or at the ocean, cutting grass, grilling, horseback riding, jogging, Major and Minor League Baseball, bike riding, roller-blading, bocce ball, vollyball, etc?

As far as activities for kids, there are dance studios, theater, movie theaters, arts festivals, after-school activities, fine arts, the beach and on and on and on, Jupiter, Florida is a Haven in Paradise for Families!

The police have a great presence here. Check out http://www.idcide.com and enter "Florida Crime Statistics" in the search area and hit enter. Select the link that takes you to the statistics by city and select Jupiter.

This town is fantastic!

Dear MJ, I'm a buyer like yourself. I've done extensive reasearch for the last 2 months spaning from Tequesta - Miami Dade. From the response I've read from our wonderful realators, I beleive none of them have answered your questions, because they have not understood your requirement and life style choice. With all due respect to our friendly realators, here is my interpretation of MJ's questions broken down into pieces

Family Neighbourhood with kids activities - A (preferably gated) community with recreational facilities where neighbourhood kids play together in a safe environment. MJ is not asking for acerage lots where kids / neighbours dont see each other.
Two children 5 & 9 - Need a good school district with good rankings
Love to boat and be outdoors - Spend quality time as a family in the waters (lake, river, sea, ocean whatever..) and a place to dock and live close by. MJ, you may need to be more specific on this criteria.

MJ - Any specific reason why you mention Jupiter?

MJ - If you are interested in my research, I'll be glad to assist you with loads of information, however the informtaion is limited to great neighbourhood, great school district and close to the beaches (These 3 criterias will cost you between $250K - $300k). I can also recommend you to a great realtor through whom I'm closing 2 properties on May 15th.

If you are into the Country Lifestyle, then you may want to go West a little of US 1!
Nothing but Suburbia and Rural here!

If you were to be so bold as to ask him a direct question about Jupiter Florida, he would immediately say something like "Well in south Florida including Port Saint Lucie (where a lot of foreclosed homes are) you can strike up great deals!"

BUT HERE IN JUPITER, we are Solid!

In fact, Ask Barry why it would be in everybody's best interest to buy right away! If he won't answer, write me an email and I will share with you what he might be missing!

Hi Mary Jo!

Tired of the Long Island winters? Well I used to live in Jupiter. What's not to love about it. You get one of the quietest, most pristine beaches in the South Florida area, some really great fine dining, and coming from Long Island you might be interested in some great deep sea fishing and boating either on the ocean or on the Intracoastal.

Not like LI, the ocean here is azure blue and sometimes when the sun is right you can see almost 40 feet down. I bet the kids would love the swimming and maybe even the water sports activities.

I could go on and on but suffice it to say, I have nothing bad to say about Jupiter except one thing. Don't buy anything basically too far west of US 1 all the way to the Turnpike (check a map). Once you actually get past the turnpike (a good stretch from the beach) you'll find the rural area of Jupiter and I do mean rural.

As for schools, there are some really good private schools that are'nt that expensive. Relatively speaking to what we all are used to paying up north. If your family likes baseball and a cozy neighborhood feel you might want to check out the Abacoa area of Jupiter. really hometown feel with a great shopping area, and an amphitheater and Roger Dean Stadium where the St. Louis Cardinals play their spring training games and their minor league team plays the rest of the year. It's not the Mets or the Yankees but it's still fun.

You've picked a beautiful area to relocate to!

While Jupiter is a great community, have you considered about 10 miles north--Palm City or Stuart? Martin County's property taxes are lower than those in Palm Beach County, and our schools are second to very few (we are currently ranked #2 in the state of Florida for the public school system).

Is there a specific reason (job, family) you are interested in Jupiter? This is a wonderful community. The recent include in population of Jupiter reflects the interest in this town (the population has increased from about 40K to over 50K in about 5 years). Jupiter is best known for its beautiful beaches, its reputation as a fabulous "beach town" and vacation spot. There are quite a few developments that I would recommend.
