The "sale" on this home did go through, technically. What you are seeing is the recording of the deed from the foreclosure sale when the bank took it back from the owner. The bank has since relisted it for sale as of 7 days ago for $125K. I've not seen this one specifically so I can't answer the part about what it needs to be livable. I would however be happy to meet with you and ultimately show you this property and we could determine together what it needs to satisfy you. Tax value on this property is $151K, and knowing that the bank took it back for $106K, that tells me that we could likely do some serious negotiations on this property and get it for a good price. You definitely need the help of a buyer's agent that has experience in foreclosures though. I just completed a foreclosure sale for a client who got an awesome home for $50K+ UNDER market value!!
