In addition to the rest of the advice here, you can try the basics -- call around to a few established banks that do mortgages. Then try a few brokers. Ask in a general way without giving your social to avoid a credit check right away -- just general research. And look up the Nehemiah program which can give you a grant in conjunction with an FHA loan to cut your down payment close to 0.

Hi Michelle,

Nelrodes hit the nail on the head, in Morris County there is no better resource than the Housing Partnership. Here is a link to their website.

Best of Luck to you!

In addition to HMFA, contact the Morris County Board of Social Services. Most NJ counties have an office that partners with private entities to provide down payment assistance for first time homebuyers. For example, in Ocean County, we have a program through Ocean, INC, which provides up to $10,000 for downpayment assistance. There are income requirements.

Hi Michelle,
We've attached a link for the New Jersey Housing and Mortgage Finance Agency. They have a number of special programs that are made available to home buyers in a variety of situations. We were able to take advantage of the First Time Buyers Mortgage Program when we bought our first home. Depending on your personal circumstances, the State of New Jersey may administer a program to fit your needs.
Let us know if we can assist you in choosing an area of New Jersey to settle down in. We'll be happy to help, and New Jersey will be happy to have you.

Kind Regards,

Kelly & Con Hartnett

Hi Michelle,

Mendham? Quite the affluent area indeed. Try these:

I dislike COAH and all it stands for but ... since it exists so if your situation applies to the program then check it out. But ... there is a huge waiting list - so if you are trying to take advantage of that $8K this year, it's very unlikely that COAH will get you there in time.
