Will it cost money to put my future husband's name on the deed of the house I am purchasing after we are?

Asked by Susan B., Oneida, NY Fri Apr 4, 2008

married? It is my grandfather's house. It was suggested *not* put my fiance's name on the deed at this time. Will it cost money to put his name on it at at later time? I will have to change my name on it once we are married anyway.

It will probably only be basic filing fees...a title company can tell you the cost.

Recommendation...this house has been in your family obviously for years. It is your house. Do not add anyone else's name to the deed. If you are worried if something happens to you, speak to an attorney about how to leave it in a revocable trust account that your husband will then get.

Do NOT put anyone else's name on the deed.

If you don,t add or change the name on the deed the will have to go thru probate if something happens to one of you and that could cost up to 3500.00. I just went thru that situation. My late husband and I never had the deed updated after we got married so the deed company looks at it as a rental agreement (we had both our names on the deed but we were not married when we bought the house). It cost me an additional 2500.00 in lawyers fees when I went to sell the house and my 4 children had to sign off stating they would not dispute the will.

HI SUSAN;
LADIES,,LADIES,,LADIES, PLEASE KEEP A HOME IN YOUR OWN NAMES. DON'T ADD ANYONE TO A DEED ALREADY IN YOUR NAME. THE MOMENT YOU DO YOU COULD HAVE TO PAY THAT PERSON HALF OF THE MARKET VALUE IF ANYTHING EVER HAPPENS TO THE RELATIONSHIP. EVERY WOMEN OUT THERE SHOULD OWN A HOME IN THIER NAME, " ALONE". KEEP YOURSELFS SAFE FROM COURT BATTLES. IF YOU DON'T ALREADY OWN A HOME, CALL A BROKER AND BUY ONE. IF YOU HAVE ANY QUESTIONS PLEASE FEEL FREE TO CALL MARY R. ADASEK, BROKER (315)697-2367 AND I WILL WLK YOU THROUGH THE PROCESS OF BUYING YOUR OWN HOME. BEST OF LUCK TO ALL OF YOU.
