Steve,
This is a "Which came first the chicken or the egg" type question.

In our judgement, the furnished or unfurnished debate depends strictly on the unit. One would expect the edge to go to furnished but we have seen places look better unfurnished. But of course, there can be no distractions, flaws, blemishes and should show as near to new as possible and lend itself to people being able to easily envision their furniture in the home.

Karen is right,

Furnished, but not cluttered.....also, take family photos off from the wall. People want to picture themselves in their new home, and personal photos can impede that thought process.

Steve,
A home usually "shows better" if it is furnished, but it is important to also make sure it is un-clutteredand as clean as possible.
If the furnishings are in poor condition, it would be advisable to remove those if possible.
But, if you have nice furniture pieces, it will enhance the property. If you have a good sense of style and decorating, make the home look as inviting as possible. Curb Appeal is key to get people to want to come in- and you want to make an equally good impression when they do enter.

If, you were referring in your question as to whether it is better to sell the furniture with a home, that is better done as a "bill of sale" item, outside of the transaction.
Good Luck to you!

Steve,

It's better to sell the furniture separetly after you have the house under contract. A furnished home shows better and it is easier to sell.
