First of all thanks for taking the time to help me. Im wondering what to watch out for going door to door

trying to market oneself. I do know to watch out for the no soliciting signs. I would like to do a mailing service of some sort as well, but how can i protect myself from those whom don,t want such mail. I just want to be ethical, and do within law requirments ******** ok, thanks

I work in Australia, NEVER EVER open a farm fence gate, there are always guard dogs when you work in rural areas, I was once bailed up by an American pitbull in the suburbs and also had a naked man open the door! I wouldn't have mind if it was his 18 year old daughter, but not some fat, balding old man.

Call your title rep and ask them to generate a list of homeowners in your farm area. They can screen out rental properties as well as those that have been registered for the national do not contact registry. This will help you target non renters who may be more receptive to you knocking on the door. Also, I sugest bringing something of value, like a neighborhood reporet. They are relatively easy to produce with data from your MLS and people will appreciate it more. It is also a natural conversation starter and may remain in the home for a longer period of time then your business card. Good luck.

When walking your farm, I would recommend having something useful to give/leave for each home. Something like a Memo/To Do List or a list of community numbers etc. You could have your picture and information on both sides so you will get some advertising benefit. If you also leave a space to write something, you could find something to compliment the homeowners on (such as landscaping, pets, house color etc. You can leave your handout at the door, then knock on the door, then step back off the porch or back away from the door and look down the street with your profile sideways to the door. It is much less threatining and more respectful.
You can also visit our site http://www.chicagotitlesd.com and printout nice real estate and community informational pieces for the homeowners. You can write on them before you leave them or buy a stamp with your information to put on each one. Hope that helps.

Check with you local Board of Realtors for specific terms and conditions relating to San Diego.Watch out for the dog!....When I go door to door,I always pick a time of the day when I believe someone will be home.I also leave a brochure behind,this insures the homeowner will take you seriously.Make sure that your brochure or flyer is very neat and clean,not to much fluff, just the facts.Also,make sure that you include some area listings with photos of homes in the area. You want them to feel as comfortable as possible.Good luck!

Nose to nose and toes to toes is the best way to market yourself. If you are "farming" in an area that has a No Solicitation posting, then by all means work it differently, however, if it doean't then start door knocking. Make sure that you are armed with a list of homeowners in the neighborhood, and the ones that are arrogant and yell or slam the door on you or simply do not want to be bothered, just check them off the list and do not visit them next month. I farm several small communities in Miami, and I've learned that walking the neighborhood is the best way to get noticed. Not only are you marketing yourself, but you are meeting the neighbors and learning what's going on in the area with the others houses. Best of luck to you Ron. Jose Gomez - Miami Realtor

As far as I know there is NO do-not KNOCK list! However, you might want to explore the "lay of the land" before you go into a neighborhood to knock on doors. Find out what the activity is first. No sense spending time and money on a farm which NEVER turns over! Also, if the area you are knocking is fairly new you may have tons of "short-sales" on the market or "REO's" which may NOT be pleasant for the neighborhood. KNOW the inventory. I would probably pull up all expireds and withdrawns and knock on those doors first! Double check to make sure they are NOT expired/withdrawn "Short-Sales" which can be a real waste of time. Also, analyze the market over the past 5 years. Did the prices drop dramatically? Then why knock on those doors of people who have NO equity? You don't want to get a farm of "Short-Sales" and have your sign sit there forever!! NOT good advertsing! Also, I'd go after the tenants, especially if the neighborhood demands high rents. These times are perfect for these folks. What opportunities to buy! And go during the weekend when folks are HOME!! Senior retirement area? Go all the time but not during early evening as they are dining!! Those senior specials are HARD to resist! Ooops! 3:00pm, specials start-gotta go!

Door knocking is done quite often by Los Angeles Agents. It is a tried and true method and a great way to personally introduce yourself. There might be times when people do not want to be disturbed, but mostly we (my office) have met some of the most wonderful people this way..plus..gained listings!
We go in teams and work together, this is the safest way. To my knowledge, there are no specific laws against it.

Our local police captains warn all residents to "report anyone walkiing a neighborhood and knocking on doors. No legitimate business is done this way"
My colleges want me to walk but I think if I don't want someone else to do it to me I shouldn't do it to them. I hate it when people interupt what I'm doing to sell me something.
Work open houses, other social, charitable events to increase your sphere.
