Your best bet would be to contact a good buyer's agent in your area. While I have had some deals in Lexington I am by no means an expert there. We do however have agents in that area and I would be happy to refer one to you. An agent can pull all the comps you might need for this or any other home. The buyer's agent is paid for from the sellers proceeds at closing. The commission is negotiated with the listing agent before the home is even listed so if someone does not use an agent the homeowner does not save anything the listing agent gets the whole commission.
So just let me know if you need a good agent in the area or if you just need some more information out of the MLS just contact me through my profile here on Trulia and I will send you what you need.
Hope this helps,
