Do you think that the Realtor that has sold the most homes in your area has:
1. Sold the in the shortest Days On Market (DOM)
2. Sold them for the closest selling price compared to offering price?
With all due respect, most of us are not a bunch of yahoo's sitting on the corner sayin' "Ya'all come an' buty this house!"

Let us pretend I did not read your post. "Seller is looking to sell home, does not care how much he makes he is despareat". Is that you ? Shame on you! You don't go around proclaiming that fact.
Okay, case two. "Seller is interested in interviewing Realtors who have a demonstrated sucess in marketing homes for the highest net proft to seller".
Now, that is a solicitation for a proposal!
Do yourself a favor. Read my response, delete this post, and re-post. You need a Realtow who can:
1. Net me the most money
2.l In the shortest time
3. Protect my personal circumstances
4. Protect me from legal entangelments
I won't even ask for a thank you.
I know in the area I work the agents who I understand have the most sales are the ones who are doing foreclosures for banks and REO companies, but do not necessarily work with traditional sellers. I think you need to find an agent that will work hard for you, be honest with you about our tough market and professionally promote your property. Look for an agent that gets RESULTS. It doesn't necessarily matter if they have sold the most, but what they have done...what are there numbers? Are they selling 10% of their listings or 90% of them?

So, now you must make a business decision. And business decisions must be made upon facts. Do you need to sell your current home in order to purchase something new? Are you downsizing to a smaller home? Moving out of the area? Need a larger home? Each scenerio requires a different decision because there are different facts involved.

I suggest purchasing a booklet entitled "Who's the Best Person to Sell My House?" it's less than 10 bucks and outlines questions and criteria you should use when selecting a real estate professional. After all, if I'm selling 20 dollar bills for 15 dollars how many would you buy? It's the same with homes. Just because one person sold the most homes does not mean the sellers received the most money. You should require all agents you interview to show you their List price to Sale price and Original Asking Price to Sale Price ratios. These show how much sellers received compared to their asking price.
When inquiring about Days on Market, you need to also ask about Total Days on Market for homes in Wayne. As of this morning the Average Sold Price:$66,153 Average Market Time: 112.57 for all homes sold in Wayne MI during the past 90 days. This is from the day they were placed in the Multiple Listing Service to the Day an offer was accepted. There will be an additional 14-30 days to closing.
