any chance a grad student at berkeley can buy a 2br condo close to public trans less than 250,000?

Hi Renee.
$250K for a 2 bedroom condo in Berkeley or the closest towns, Oakland, Emeryville, El Cerrito or Albany, even in this market, is a pretty tall order. $250K is closer to the 1 bedroom condo price range. It may be possible to find a larger condo closer to your price range in areas that are farther from campus, but still accessible via BART.
Remember to include the monthly Association Dues in your calculations for what you may be able to afford. This can range from $250-$400 a month more.

You may be able to find a deal in downtown Oakland, there has been a lot of new construction and developers are cutting deals. I can send you some listings if you want to check them out.
