What is the average change in hosuing prices in Bryn Mawr PA last year?

The Main Line town of Bryn Mawr has shown an increase in average sales price since last year. Comparing June 2009 to June 2010 there was an approximate increase of 1.5%. This information is based on the multiple listing information. I have excellent reports comparing all areas of the Main Line if you are interested.

Bryn Mawr is actually split between 2 counties Delaware County and Montgomery County. The prices year over year 2009 vs 2008 show a decrease of between 5-6% in the median price. But the fact that the sold price is still holding at 92-94% of asking price indicates that the sellers are setting their prices fairly realistically. The median sale price in Delaware County for 2009 was $200K and for Montgomery County was $250K Some of the difference in price is due to higher taxes in Delaware County which puts downward pressure on the prices.

Great Question. With the market being in a more static position, you can find great bargains on homes for sale in Bryn Mawr. The prices on Bryn Mawr real estate have not changed drastically in the last year.

I would prefer that most potential buyers not try to look at such a small area when looking at housing averages. Bryn Mawr, in the Lower Merion Township, would be a better spectrum to compare averages. See the link I added to see stats for 2007 Q4. For 2008 Q1, the average salkes price is off by about $40,000, but in the context of $600,000 Main Line homes, that is a small change. The average over 6 months is still between $500k and $700k.
