Planning to buy real estate with business in Bay Area. Where or who to turn to?

Asked by Ray, California Tue Nov 20, 2007

These days, businesses are for sale without real estate, and vice versa. Any resources or agents specialized in selling real estate with business? Thanks a lot.

Yes a Realtor or Borker can help you with this. There are listings on the MLS for businesses as well as commercial real estate. You can also look at Loopnet.com. IWhat part of California are you looking. If you are close to the bay area, feel free to email me.

Good Luck

Ray,
Our brokerage is set up for clients just like you. We can get you into a business and real estate that you operate, or a business with real estate that you lease to the business operator. We have very experienced people, all brokers, all with experience in investments and fiancial analysis.

I would reach out to Saul Armian in the East Bay. His website is: http://www.ag-re.com I think he's solid and will point you in the right direction. From the many I've come across in the commercial realm, I think he's one of the best, honest, straight foward and educated commercial agents out there. Tell him Linnette says Hi! :) He'll take care of you.

I would hire a CPA to look over the P&L's of the business. The real estate part of the transaction is fairly straight forward but the associated leases, property and most important cash flow is where you could get hurt. I would seek out an attorney who specailizes in that particular industry and make sure he gives you at least 3 references of similar transactions he worked on. Look at Bizben.com to see comparable businesses for sale. Ask questions of those business owners before you purchase...the information you gain by shopping other similar businesses will give you more information about your purchase & good luck.

I work with the preeminent business broker in the Bay Area - Steve Zimmerman. He can definitely help you with your business purchase needs. I sell commercial and investment properties. We work together on situations that require both types of expertise. Let us know how we can help.
