Where on the Residential Purchase Agreement can I add a third person?

A young couple(my clients) could not qualify for a mortgage loan and are using a co-signer to get approved for a loan. Do a have to include the co-signer in the offer? Is the co-signer to be included in title.

I believe whoever is on the loan needs to be on the real estate contract. After the property closes, the parties can deed off whoever they wish to. This would be a good question for your lender, however, I had a situation like this before and that is what I was told.
