What is the average list price to sale price in 55 communities in toms river and lakewood?

Four seasons prices are from $229 to $439 therer are Condo or Single family Homes

Hi,

K Hov has several Four Season developments. When I pull the stats from MLS for YTD closed sales in Lakewood, the following results appeared.

Total # of Listings 32
Lowest Price Listing $236,000
Highest Price Listing $465,000
Average Price $314,695
Avg. Days on Market 105
As a side note, last year YTD through 10/5/206 closed sales were 35 units vs. 32 this year.

YTD comparisons for all Adult Community properties in Lakewood closed are as follows:
2006 YTD through 10/5/2006 - 246 units
2007 YTD through 105/2007 - 204 units - LIST TO SALES PRICE 94.76%

List to Sales Ratios do not account for price reductions from the original sales price.

I do recommend meeting with a Realtor to discuss the market in depth. A comprehensive understanding of the market comes from a regular hands on approach to the data and the ability to interpret data not just report it. The previous answers are all good, but using the Ocean County Board of Realtors statistics, both communities are in Ocean County, you get slightly fifferent numbers than those posted below.

Greenbriar Woodlands (Toms River) shows a LP vs SP of 5.24%

Four Seasons (Lakewood) shows a LP vs SP of 4.25 %

If you are curious because you are considering buyingh in one development and are researching what the final costs could be, I would like to point out that taxes and monthly maint. fees are both lower in Greenbriar Woodlands.

For the last 6 months it's 3.7% average as per Monmouty County MLS stats. IF you need more info, feel free to email me.
