Sarah, Both Buyer and Seller in

Thanks for info on xtra bed/bath. I have a 4 bdrm/2bth cape in shoreline town, CT - 2 up/2 down.

House is sound and clean with updated baths and all new paint. Only changes would be personal preference. I have noticed homes in similar price range with anwhere from 2/3 bdrms and 1 and 1.5 baths. Also noticed differences in assessed/tax values. These are not new, showy homes but older well maintained homes. Im happy with my realtor and price - just trying to reason out why a home with 2 less bdrms and 1 less bath with less ppty and sq ftg would be priced higher or same.

Sarah, A seller can ask any price for their home, but the only one that matters is the sold price minus concessions from the seller. Most homes are going through 2 or more agents before homeowners realise their home was priced too high.

I see you're from Clinton. I'm originally from Madison, and I know that where my family's current house is the pricing is triple what it would be for a similarly sized home in a neighborhood a few blocks away. Clinton has a very diverse home market especially when you compare the waterfront neighborhoods and their surrounding streets with homes in north of the Post Road.

Also, at the end of the day the key part of your comment is "priced higher." It's the reason good real estate agents don't use "active" prices in their market analysis. I can price a garage at $1,000,000 but that doesn't mean it should sell at that.
