What is the Denver market like right now? What would the best place be to buy acreage?

Horse property close to aurora, or atleast not a far commute?

Acreage sales can be tricky in Colorado. In general you need to do your homework. Prices can vary significantly based on the type of property you are looking for. Closer in to Parker (Douglas County high to much higher) need trees add $$ need views add $$. Before buying acreage you should understand a little about water and water rights. Water rights will cost you more and generally require a water attorney to fully explain. Well permits are typically available and Colorado has an on-line resource for finding out about permits. If you are planning to build a soils / perc test will let you know what type of septic system you need . Plus determine the type of foundation, Colorado has many areas with expansive soils your foundation cost are going to be directly related to the type of foundation needed. Finally the best properties are generally being held by custom builders or owners that purchased secondary lots as investments, they may not be for sale in the MLS, but can be found by brokers who know their areas.

The Denver market is definitely a buyers market right now and it is a great time to buy. I would suggest looking for acreage in Parker, Elizabeth and Franktown. There are some wonderful horse properties there with lovely homes too.

I think that Parker and or the Elizabeth area may work for you Try Elbert county for the best Deals.

Savvy investors have been putting money into the Denver market for months now. We have a good selection of homes across all price ranges. Our market continues to be stable, our statistics show we are selling the same amount of homes this year as last, so no bottom is falling out as many like to report. The best news is 20% of our listings sell in 30 days or less. The average days on market is just under 100 days. Now that is an overall average, some neighborhoods are doing better some worse.

As far as buying land for horses, your choices to keep you close to Aurora would be Douglas County or Elbert County. Both areas offer very nice horse properties, relatively close-in.

Answer #3 was and it is a great way to describe a knowledgable agent abou the rural property.
I Just want to add that Adams County is also a very close location to the Denver area and you can find great properties or just Land.
use or contact a Realtor that has the knowledge in rural properties, since it is not your typical transaction.
You can end up with only dirt (land) worthless if you don't have enougth water.
Or you can end up with a little mine if you have more that enought water.

Great Question!! The market is very exciting and challenging all in one. I would like to know your price point to better answer your question. My initial thoughts would be to direct you toward Douglas and Elbert County. Carol is right, currently the market is favoring buyers.
