30317, Both Buyer and Seller in Atlanta, GA

Should we sell in "HOT" KIRKWOOD Atlanta now or wait 4 spring 2008? We want 2 move, but prices seem low now

We've lived here for many years & LOVE it, but need to move closer to work. We are ready to move, but fear that maybe we should wait for spring to be able to get a good price for our house. If we did stay until spring, but didn't get much more than we could get now, it would be extremely disappointing as we are ready to move on.

Any ideas/suggestions will be appreciated. Thanks!

Kudos to Paul on his answer... Keep in mind that most sellers think in terms of selling when school is out for summer break thereby creating more competition for your listing should you elect to do the same.

This is a buyers market. If you plan to sell and then buy, today is the best day to be a buyer. You will with the right Realtor make more money buying than you will make waiting to sell. The sellers market is moving slowly and some areas are not keping up with historical appreciations but buying..... You can get everything from new cars to tens of thousands of dollars in upgrades or svaings. I have just brokered a deal with Suntrust bank for no payments for 3-6 months, 360 interest lock downs and 4.25% buy downs, the world is your oyster as a buyer right now, you just need a Realtor to match your life needs to a financial plan and negotiate for you. And yes buyers agency is free!!! Plus you save been closer to work.

As an agent in your area, I cannot say with any certainty that you will get a higher price for your home in the Spring. The market has not switched around too much in favor of the seller. Thus, you could find yourself 6-9 months from now in the very same predictament, which I fear could be the case. I would suggest you get recent comps on what has sold and also a list of what is available for sale in your area to get a better idea of what your competition is and what the market will bear. Obviously, improvements, square footage, full/partial basement, etc. all play a factor in pricing.

I just came back from showing clients property in both Grant Park and Kirkwood. We have also viewed Candler Park as well as Lake Claire. Perhaps your property could be of interest to them. I am available at 404-207-5660. I would like to know more about your property to see if it fits their needs. Presently they want at least a 2 bed/1 bath, but would prefer more. Typically, the Kirkwood area homes are 3/1 units so your home could possibly fit their needs.

Many Kirkwood sellers set the bar too high price wise. Pricing a home is the key ingredient of a successful marketing plan. It is improtant to know when you are leaving money on the table but it is even more critical to know when you have over priced your home for the market.

Hello,

This sounds like six in one and half a dozen in another but maybe not. If you move today you begin to gain some peace (shorter commute) and you settle in now rather than later. No one knows what will happen with the interest rates, inflation will be the biggest factor for how rates behave in the next 6-12 months. If prices go up in your neighborhood now wouldn't they also go up in your new neighborhood? I say move and enjoy your new life.

Hi, there is no firm data to support when the market will shift and when it will be a great time to sell in Atlanta. But homes are still being sold and buyers are still buying. Spring is typically a better market in Atlanta. No one can tell you which time is best to sell as anything can happen in the market to cause a change. Kirkwood is going through a similar transition as Virginia Highlands did many years ago. The stength of Oakhurst and other surrounding areas. To make a good decision you'll need to have more detailed market analysis to see how quickly houses are selling and what owners are having to do to accomplish these sales.
