I want to buy a home in Wood ranch of simi valley.Is there mellorose or special property tax in Wood ranch?

There was a 15 year bond in Wood Ranch. Some of them are paid off, some could be paid off by the sellers and some would be assumed by buyers. It depends on the particular property whether it still exists or not. You would still have your HOA.

I have a listing at 74 Valley Crest RD. which is one of the few properties you can walk to go fishing or walk to the country club. if you are interested, I'd be happy to show you it. 805-404-7295. The bond is paid off. I would think Long Canyon would be about the only area in Wood Ranch where there would be a bond left. Most of the rest should be paid off based on the age of the homes.

Hi Sara, you may not get all of the information on Trulia and other sites that share listings but if you begin a relationship with a Realtor early on, you can receive listing data from the MLS for the property and criteria you are interested in. This includes a field that does show if there is melloroos. Of course the data is only as good as the people who put information into the database, the MLS is no exceptions, so, it's not always accurate, but i think it is highly reliable. You should always look for melloroos info on both your title report and NHD report which are provided during escrow.

Wood Ranch is a great area! The communities in Wood Ranch have HOA's and there are monthly dues. They can range from approximately $200- $400 a month. When buying a home or town home with a Home Owner's Assoc. you should read the CCr's and the minutes very closely to make sure you know what you are getting into . The minutes tell you what is in the works for the future. Also look at the budget. It is very wise to go to the meetings as well and get involved and even become a board member. That way you have some control and input and are fully aware of the recent developments. The participation of the community makes the board strong and healthy!

Additionally, some of Wood Ranch tracts have multiple HOAs.
