Patty,

If you would like we could go ever there this evening and talk with some of the residents to see what they have to say. If this is uncomfortable for you I could do all of the talking and you could just listen or I could just give you a report.

Those are one of the best values available right now in Louisville. Because they back to Davidson Mesa Century Drive offers an extraordinary opportunity for hiking/biking as well as easy access to rt. 36 and shopping.

Are you referring to the Centennial Pavilion Lofts at 1057 Century? I live very nearby in Louisville.
I've looked at those units several times over the years, including when they were brand new on the market.
All the units are identical, with some customization of finishes. There are no amenities (pool, etc). Location is convenient as is most of Louisville. However no views to speak of.
Two-bedroom units have sold for up to $340,000 in 2006. Asking prices have been dropping steadily, and brand new units are now listed for as little as $225,000
There has been a lot of foreclosure activity in the complex, and 2-bedroom units have sold for as little as $186,000.
Probably more information than you wanted. Feel free to contact me if you want more information.

Patty,

As you are probably aware, last year, Louisville was voted by money magazine as the third best place in the nation to live and the absolute BEST place to raise a family.

Louisville is a very active community with a median age of 35. Just over 35 percent of the community is between 25-44 years of age and 25% are between 45-64 years of age. We enjoy about 275 days of sunshine each year with an average elevation of 5,350 ft. The city has 1,280 acres of open space, 27 parks, 22 miles of trails a 12-screen movie theater, 11 public tennis courts, 4 lighted baseball/soccer/football fields, an award-winning, 6,957 yard golf course, some of best schools in the nation, a low crime rate and a real home-town atmosphere.

Home values in Louisville have historically appreciated or maintained value and generally sell very quickly as Louisville continues to be a very desirable community. Home sales taxes are approximately 1% of total property values.

Louisville is uniquely located close to Boulder, within an easy commute to Denver (via US Highway 36), close to some of the best shopping available (Flatirons shopping mall), within 40 miles of the Denver International Airport and within 110 miles of 10 different ski areas.

Having lived in the area for over 33 years and raising our children here, I can personally attest to Louisville being an exceptional community I would recommend to just about anyone. Give me a call or email me if you are looking for more specific information from your prospective neighbors in the immediate proximity to the property you are considering, I would be pleased to assist you.

Best of luck.

Century Drive is a very commercial area. A few good restaurants nearby. I like the 3 Margaritas. Good place to catch a movie, too.

Patty, it is appreciated when questioners come back to respond. I hope you made your purchase. Nice area that has gotten me lost a few times with its winding streets.
