I have shown this building as well. If I were you, I would skip the bottom units as too dark and go for the top floor. That way you do not hear the footsteps of people above you as you would on the lower floors. The garage spaces vary in size and place, hence the different pricing.
These are very nice Tenancy-in-Common units. I showed all of the available ones to some clients a few weeks ago.
To clarify, the only reason that they have been on the market so â€œlongâ€ is that this is a total remodel. They have been under construction and not all of the units are completed.
The building is two blocks from Golden Gate Park. The garages in front are larger than the spaces in back and hence command the higher price but are negotiable.
My clientsâ€™ favorite was a ground-floor unit for $499,000 with a private patio/deck area. It was also a larger floor-plan. Some of the floor-plans are a bit weird (in my opinion) in the layout.

Mary is correct, and there is nothing even close to it in price available for a 2 BR in that part of town. I've also heard that a 3/4 point premium is coming on condo loans so I would at least try to lock in a loan rate quickly. Since it is priced low, good sized and looks nicely done, and has been on the market for almost three months, I would make sure and do an inspection before buying to make sure there is nothing wrong with the building. Also to note: the Seller will credit buyer 5K for closing costs and is willing to offer Seller financing available for down payment. They're trying to sweeten the deal so there may be some room to negotiate the price down as well, especially since they have not lowered the price.
