Homes priced well in Moyock are selling in a fairly short period of time. There are shortages of homes in some price ranges. This is a very popular area. Price it right and it will sell.

I am very familiar with the Moyock market. I did a quick comparison from the MLS of sold homes for just the Moyock Zip Code for 1/1/08 - 05/21/08. The average days on the market is 142 days with an average selling price of $303,670. Without knowing which neighborhood you are in it is a bit difficult to give you more specific information for your particular property. If your property is listed with an agent, ask the agent to go over the area statistics with you. MLS stats show 165 days for the Currituck mainland market over the last 6 months. Pricing is critical to win showings - your property must be priced towards the lowest to get the buyer's agent and buyer to look.

I was in Moyock NC today and there are a lot of beautiful new subdivisions built built out. Even in a depressed market Virginians are relocating to the NC side to get more space and more house. I believe a buyer can negotiate a fair deal in NE NC right now but I would count on giveaways. There is a lot of premium waterfront property in that part of Currituck.
