Dear Rita,

I would suggest that you contact you contact a Re/Max Office and request an agent who specializes in Real Estate Owned Properties, REO's or is a Certified Distressed Sale Property Expert. This is a new designation that Realtors are obtaining to assist buyers such as yourself. You may also want to find a Buyers Agent who is also experienced in REO's. As a designated ABR~I would be more than happy to assist you in selecting the right agent for you.

Hi Rita -- Barracuda! I love Barracudas :) Anyway, I would highly suggest you use a Coldwell Banker agent as we at CB get excellent training. Some of us are "negotiation specialists" having gone through training to learn how not to give away the farm.

If you would like me to refer you to an excellent agent in the Bradenton or Sarasota area, I would be happy to. That way you would have two people checking up for you (me, making sure the agent I referred you to is doing her job, and the actual local agent who is working directly with you.)

In any event, just be honest with whomever you choose. Tell them exactly what you're trying to accomplish, get pre-approved, and go for it. I just finished a deal on a 5BR home with hardwood floors, 2100 square feet for $160,000 (it appraised for $220,000). It was a short sale, took 3 months to accomplish but what a deal!!
