foreclosure at $165,000 3/2 and 1 car garage in a secluded setting perhaps too close to Rt 75 noise.

Are there may other options closer to the beach or is this the best deal around.....

Dear Greg,

Just previewed townhouses at the Preserve/Shores for another buyer, did not notice any noise from US 75. Folks who live here love it. This home is NOT a foreclosure.

Shores is one of our unknown jewels as far as communities, centrally located and well maintained.

Recently sold one of the attached villas in the Shores; let me know if I can do anything for you.

Hi Greg! There are a lot of great deals in the area. As this is a Homeowner's Association, make sure that the documents are to your satisfaction and read them carefully. Also review the financial statements closely as some communities are increasing their maintenence fees and passing them to other ownership due to foreclosures and speculative buying. If considering the purchase of a Short Sale or a Foreclosure, I suggest you close with a Real Estate Attorney's office and make sure that all leins and/or encumbrances on the property are fully discharged and documented as such in your closing paperwork. Only a Real Estate Attorney is going to be versed with dealing with the adversity of Short Sales or Foreclosures. They get paid to read the fine print and the details of the closing paperwork, and they really do not charge much more than a title company. I specialize in properties under $500,000. At the present time you can find some really nice condos around that price in Naples. You could be a little closer to the beach and shopping. I just checked the listings in the Preserve --and I don't see any listings currently at $165,000 -- but there are two lower-listed units than that -- they are short sales with no guarantees. One is at $180K, with a pre-negotiated short sale price (meaning the bank has okayed that price already). And, one which is not a short sale or a foreclosure has a list price of $190K. That seller paid $165,000 for it in '04, so there is some room if he wants to break out even.
I also checked the ones in the Preserve that have actually closed this year, and there is one that closed at $154,000 and one that closed at $179,000, so you are actually in the ballpark.
If you are pre-approved (not pre-qualified only), then I would try to go after the non-short sale one first, since you can probably get the one for $190K for at least the price the short sale bank one is already okayed for. If you would like more information, just let me know.

Hello Greg,

There is 34 properties west of US 41 2 bed or 2bath, in Naples and Bonita Springs all under 210K or less. Many are older and some are very NEW. You could also come up to Pine Ridge Rd in the heart of town just 4.5 miles to the beach to Clam Pass Park for the high 100s in townhomes recently built in 05 or newer?

Short sales are not a pain as sum agents feel , they are where the deals are at. You need an agent that knows how to handle the bank and you end up getting unit's priced very aggresive. They take longer and require more partience to close. This is where many feel they are pain, since they can't get answers asap. Please call to discuss.

$165K anywhere in the Naples area for 3/2 is good. Short Sales are a pain and I'd be very surprised if you are actually offered the property. We do a lot of work with properties in Naples and have helped many clients looking for property in the 200-200K area.
