You definitely want to have a CMA done so you get the best value for the land possible. Yet, you still want to price it right so you get the activity needed to solicit offers for you to consider.
I am very familiar with the area, I currently have a listing with multiple offers, off Hopkins Hill Rd which is off Exit 6A.
An investor would probably be your best, they will deal with any subdivisions etc if necessary.
