I want to buy properties by paying off the back taxes

Although you may find some deals out there at the tax sales, you might want to check the other liens that are against the property as well. You may find a big surprise after you pay the taxes when the other lien holders (lender) want their money back also.

Victor, if you are looking for tax sale properties, the county you are interested in buying them in should have a list of the properties that are up for auction this year available to the public. Some counties have it on there web site and others will require you to contact the tax assesors office to get it. In this state, counties usually only have an acution for tax sales once a year and in the county I live in that sale is in May, other countiey might hold theirs at a different time. Contact your county tax assesor's office for details. A little advice on tax sales from someone who has been a time or 20.... Do Your Homework Before You Bid!! These type of sales are usually final and for cash or certified funds. The county does not allow you to bid and then back out if you discover a problem with the property (zoning, vesting, severe structual damage, etc...), they also donot give you instant title to the property, typically the previous owner is given a period of time to pay off the back taxes and reclaim the property. If this does happen you will be refunded your money though. I have also found that there can be some pretty serious competition at these sales and that the best properties are often bid way past there value in there current condition, but each area is different and you can score a smokin' deal if you do your homework and are ready to bid on auction day. Check your county out, you might find a great buy. If you are looking for forclosures try, they are typically up to date with there forclosure info and for a modest monthly fee you can see the latest properties in your area. For HUDs go to that is the web site of the law firm that handles HUD properties in our area and they have a daily list of all they areas they service, including UT, broken down by county. Just purchase bank owned properties or foreclosures. Of course, you will hae to qualify for financing and these types of properties generally need repairs.
The one I saw last week, had no appliances, and holes in the walls. I still consider it a good buy and submitted an offer on it.
