Buyerbeware, Home Buyer in 08520

Windsor Meadows @ East WIndsor is a develop[ment consisting of 200 town homes

I bought here six years ago at "pre-construction" pricing, but now I would like to upsize. But the problem is that down payment for the upsize will come from the sale of my current house. What is the sale trend in this neigbourhood? There are quite a few homes for sale.

You are lucky to have bought when you did and to have bought in Windsor Meadows. Windsor Meadows is really one of only two upscale townhome developments in my hometown East Windsor. All real estate in EW has fallen in value, but the lower end has fallen less than the higher end and the demise took a lot longer to materialize. The bottom line is that as long as you are going to buy a higher end home, you will gain in equity! If you were downsizing, I would not recommend a move. There are only about a half dozen homes currently for sale in Windsor Meadows and sale prices have recently ranged form $310K to $360K. I cannot be sure what price I would peg your unit at unless I see it. If you want my expert opinion, send me an email or sign onto my website. Trend is falling prices, have you found many homes that would work as far as your home to purchase? If so, best to get a contract for sale of your current home in place that has flexible closing date. Once done select your best purchase home and negotiate a closing to coincide with your sale. If the buyer of your home is sound and putting enough down (so mortgage issues dont pop up) the seller of the home you intend to purchase may allow a home sale contingency. Make certain they know you are under contract to sell though when making your offer as the home sale contingency often kills deals.

East Windsor offers some uniques selling points. It depends on the Realtor hired to do the job & herein lies the difference in how long the property sits on the market..
That is true of any area now.

Also important is Price, condition & location.
There are quite a few properties on the market right now in your community but many are also pendng ( under contrcat ) & many have sold this year - some in 30 days or less.

A realtor who offers staging services, a strategic marketing plan, realistic pricing & loads of varying, adaptive & internet based marketing that results in maximum exposure of YOUR home to prospective buyers who search by your area or community is whom you should hire in this market.

Hopefully this professional would also posess substantial knowledge of the process & financing to guide you to the step by step planning necessary for you to sell your homes & buy another in a timely fashion & the least inconvenience.
