I want a buy REO home in Anaheim.

I want a buy REO home in Anaheim. But when i call to listing agent no one reply from there and few said home is sold, i have other homes. Is it normal? i called almost 8 listing agents and there home is still Active.

There are many bank owned properties available but they tend to go under agreement very quickly...and often for over asking price. I'm working with several buyers who are looking at REO's only and this is what we're finding. Trying to purchase bank owned properties in this area is highly competitive! When dealing with the banks, you will need to have a pre-approval ready, your initial deposit check, proof of funds and a recent copy of your credit report. If you're not ready with these, you need to get this taken care of before you even start looking. The banks won't even consider your offer without all of this information provided. Hi Madevry,

Frequently bank owned property will show active after an offer has been accepted until all the documents have been executed by the buyer and the seller. When the seller is an institution it often takes several days to get this done. REO listing agents are inundated with work and frequently do not return calls. I would recommend enlisting a buyer's agent to adequately represent you in your purchase.

You don't have to deal with the listing agent directly. In fact, many buyers refuse to because they feel the listing agent only has the seller's best interests at heart.

You will find that many homes that are listed are either in escrow or have been put under contract for sale. This is normal. Calling the listing agent on REO homes isn't the best way to go about getting information and status on these homes. Often the agents are not available to return calls, some have assistants who don't know enough about the home to answer the incoming calls.

I would recommend finding yourself a strong buyers agent to provide you with the service of negotiating on your behalf. If you would like any further help, please contact me directly.
