The key to selling is the purchase price - you need to price the home to get the most exposure & draw multiple offers to your home. I know how to do that. Our marketing is second to none! Hi “Interested”!

I will be honest with you, Norristown can be a tough sell. I lived there in the past and work there currently, so I know the area well. And like any area, it has its good points and bad points. However, the one thing I know for sure is that the Norristown real estate market is among the most challenging in Montgomery County. Since there is so much competition and the average time on the market is long, not to mention the higher than average number of foreclosures in the Borough, selling a home there takes a hands-on, aggressive marketing plan, including an appropriate list price. Otherwise, you will be like the many other area listings and linger on the market for months until your listing “expires”. Furthermore, you should be aware that the Borough has very stringent U&O requirements (repairs and certifications), which are necessary for resale.

Of course it is not all doom and gloom! I am actively working with buyers who are open to Norristown if the right property comes along and I currently have a listing there under agreement. Also, there is a first-time homebuyer program for qualified buyers offered by the Borough that is supported by HUD, which helps with closing costs and down payments.

Dear Interested Party,

You did not specify where you are in Norristown. Are you in the Borough - 19401? Or are you in East or West Norriton with a Norristown mailing address - 19403? Are you close to Main Street, Johnson Highway, etc? All of these things are factors in selling a home in Norristown.

For years, Norristown has taken the heat for a lot of things. Many of the problems are fading away, and the school district is certainly improving according to information that I have received. If you are in the Borough, it is an Urban area, however, it is affordably priced and people move there every day of the year.

I am a very aggressive agent and my listings sell, no matter where they are. I have owned, appraised, bought and sold property in Norristown and am very familiar with what it takes to get a home sold there.
