I would recommend purchasing the home subject to an inspection of the well/septic system. The inspectors can do a flow test, check for bacteria, etc. Also check with the local health department in your county to see if there are any certifications that are required before title transfer. I also recommend looking in the records to see when the system was last serviced. Is the home you are buying currently occupied? If not, you might wish to check with your inspector to find out if they can do a satisfactory test on a system that has not been used in awhile.

I think it depends on your personal preference. Personally, I would rather have a water treatment system over well water. Well & Septic systems have been around for a very, very long time.
As a part of you inspections, you may wish to have a well test done. They will check for flow rates and chemical make-up of your water.
I would want my septic inspected before purchasing. You need to get this system cleaned approx. every 2 years.
Water treatment equipment can clean up the water and remove any impurities.
Properly maintained well & septic systems are a very acceptable system.

There are many areas that only have wells and septic systems. There is nothing wrong with them. Just make sure you have the cesspool inspected and the water tested. What about the rust and yucky stuff? You get a water filter.

The other community answers are correct in saying that you should get a test done on the well water before seriously considering buying the home. Also, keep in mind that this water system would take more maintenance than a treated water system. The septic tank must be cleaned and inspected often, and the well water needs to be tested on a regular basis to make sure that it is safe for drinking and other uses. If you are willing to put in the time, effort, and extra expenses, it might be worth it to you.

I would probably buy the home if I liked the location and the actual home. You will have to do regular maintenance on the water well and septic system if you buy the house. This shouldn't be too difficult though. http://www.southernsanitarysystems.com/Septic_Systems_of_Sar…

Yes, I would buy a house with a well and septic system. Most rural areas do not offer public water, septic systems or even natural gas. A properly maintained septic system will perform for years. A well requires more care since there is a pump, filter and pressure tank. I moved from the "city" to a rural location 10 years ago and have adjusted easily to a well and septic system.

In areas without public water and sewer, it is your only choice. I would make sure you have a water test and septic inspection.

I am interested in buying house that does not qualyfy for FHA mortgage because the septic tank and water well do not meet with todays guidelines, should I still consider it?

Absolutely. Like Mark said, no water/sewage bills. Even when public sewage was offered, I elected to keep my septic. Just pump every 4-5 years (depending on # of people using). Madison inspects the septic as well, but if properly installed, there should be no problems. As far as the water goes, a good treatment system gives you great water. I personally like Kinetico. Never run out of treated water, (unless you forget to put salt in) and with the double tank system, it can cycle anytime...not just at night. The drinking water tastes better than bottled water. I have had well/septic most of my adult life and prefer it to city water/septic.

Cindy, we have a well and our water is great!! It just depends on how much iron is in the water. We do have a little problem w/ lime, the white stuff that gets around your shower spayer and on the tub. We installed a water softener, but actually never use it because we never knew when it was out of salt. My parents have a well too, and when they are low on salt, you can really taste it. Otherwise it's fine too. We are actually on a shared well with our side of the street. Pretty crazy, but like I said, our water tastes great! We are on sewer though. Septic systems require pumping every other year or so, and the counties are cracking down on the systems. I know in Stark Co. the health department has to inspect it and if there are any problems, the seller would take care of it before it sells. Although, if you are in a short sale situation that may be tough.

WELL WHAT ABOUT ALL THE RUST AND YUKKY LOOKING STUFF IN THE TUB AND SINK.
AND WHAT ABOUT YOUR CLOTHES GETTING DINGY IN THE WASHER??

That's not because a home has a well and septic system. That's because the water from a particular well is high in minerals that leave the residue you describe. Sometimes, even that is something you may have to accept in a certain area...but you can get a decent filter system at a reasonable price that will filter out those minerals and the water will be fine.

I would and have. You don't have a sewer and water bill. Your real estate taxes are lower! No problems at all!
