who offers mortgages to foreign nationals?

we currently live in UK and will be emmigrating with a grren card within the next year. we would like to buy a home prior and wanted to know what banks in Florida may offer a loan

If you are legally emigrating, with an acceptable work visa, then you do not need foreign national financing. To be clear, under federal law, as a legal emigrant to the US you will be treated as a ‘permanent resident alien’ which is exactly the same as any US citizen.

However, the difficult arises with establishing ‘credit history’. Assuming you have neither US nor Canadian credit history, you will need to fully document past credit and begin to establish a US credit profile.

Beyond generalities, in these cases the details become tremendously important, and there are indeed a number of things you can do before leaving your home country to make the process both easier and faster once you emigrate to the US.

That said, among other reasons, as you are moving to a new country it is likely best for you to rent when you first arrive in the US. If properly aware, in worse case, after 12 months of residency and employment you should have no problem obtaining a US, government insured mortgage loan.

Jon,

Loans are definately being made to foreign nationals at this time. We understand Wells fargo is doing so with a 30-35% deposit. I'm sure there are others.

Our buyers have also had success by looking for a branch of their bank in the US. One of our Canadian customers found a branch of his bank in Venice, Fl that would lend money with a much smaller deposit required. Consider looking for this type of opportunity as well.

A few of the responses to this question are out of date. You do not need to be an immigrant with permanent residency status to obtain financing to purchase a property in the U.S. There are three basic categories of foreign national borrower: 1) Foreign Nationals with U.S. residency status (either permanent or non-permanent) who have U.S. credit and tax returns; 2) Foreign Nationals with U.S. residency status who have not established U.S. credit and/or filed U.S. tax returns; and 3) Foreign Nationals without residency status (but are able to visit with a valid U.S. Visa). Financing is available for all three categories- the lenders, programs, rates and down payment requirements will vary by category.

I just answered someone else on trulia, I actually just did a loan with http://www.eastcoastinvestmentsco.com and only put 35% down they also have the EB5 opportunities for foreign investors to receive there permanent residence

In my experience the banks that are the most savy at working with international clients are ING, HSBC, and RBC. For a foreign national moving here they would all be a good place to start.

Bank of America is writing Foreign National Loans. Right now they require 30 percent down They will work with your accountants to verify income, etc.

Hi Jon,

RBC bank lends to Canadians and most any bank here in the U.S. will lend to a foreign national buyer. They are usually required to put down 30-35%.
