I have been looking at a condo community called villas at savona. Does anyone out there knows the scoop on?

A Bank owned 3 bedroom 2 bath 1909 sqft just went pending at the end of May. They were asking 209K
Considering this possible recent sale, still has to close, it would really leave the other homes currently available " Over Priced "
It is a nice location, wonderful community. For a condo community they have had some very strong buying activity for the past 12 months. In addition, there are only two rentals available, and they command an premium rent.
HOA $200 a month, ouch!

Condos in that community are selling for around $200,000 for 2 bedrooms units and a little more for 3 bedrooms units - depending on size and conditions of course. They are located off McQueen between Warner and Ray. Not bad area, but I know of some other offerings that might be better opportuinitties. I work and live in Chandler, so I know the area very well.

I agree HOA is too steep. Even if it includes all the things listed, your putting a high amount of money in charge of a 3rd party to which you have no control over. Also you are paying for things you may never use. Even with the blanket insurance you still need insurance for your personal belongings and for inside the condo. Also keep in mind HOA fees only move in 1 direction and that is up. The below post says the fee is $200/mo but I think it is more in the $250/range.

The HOA fee at this place is 255.00 VERY steep even if it includes water, sewer, cable, etc.. I was looking at a foreclosure here priced at 159k 3 bedroom until I saw the really high HOA fee and of course, it is likely to go up. Most do every year. At 255/month I doubt many houses will sell in here unless the house goes for dirt cheap.

I live at the Villas of Savona. There are several units available. It is a really nice condo with very nice neighbors to have nearby. There is shopping within a half mile, churches very close, HOA is terrific, great pool and cabanas for grilling and picnicking. Small animals are allowed but with strick leash laws enforced. Great playground is available, and a workout room with equipment that works! There is also a clubhouse for parties and meetings and privacy gates front and rear of the units. The garages are all attached and there is a hummingbird garden with benches and lots of flowering plants. Good Luck!

HI Brazilq,

The Villas at Savona in Chandler appear to be a newer condo community built in 2005. Back then, the smaller 1360sf condos were being sold for an average of $168,483. In 2006, the average price of a 1360sf condo increased to $226K. Then in 2007, the average price of a 1360sf condo dropped to $212K. Now the 1360sf condos can be bought for $180K. This information shows that the original buyers in 2005 are still okay regarding value/worth of their condo, but the 2006 & 2007 buyers could owe more than their condo could appraise for now, depending on their down payment. However, buying & owning a home as your primary residence should be viewed as a long term plan & not as a 2-3 year investment tool. So, if you can buy now & own the same condo/house/property for at least 5-7 years, you should be okay, even if prices dip just a bit lower.

This community has an HOA fee of $200/mo & could be considered a bit high, but this fee pays for quite a bit (see below).

So, the HOA fee appears to cover water/sewer/trash, home insurance, exercise center & cable!!! So, if your avg water/sewer/trash bill was $40/mo, your home insurance bill was $50/mo, your basic cable bill was $40/mo & your gym membership was $40/mo, then all you're really paying is $30/mo to the HOA, and you have no maintenance to take care of! Sounds like a deal to me.

Also, from what information I read, these condos have a garage. That is a very nice thing to have & a rare amenity for a condo, which could be a very desirable feature for most home owners, especially with our summer heat & high auto theft rate.

Other than the above information, I'm not certain what else you may be looking for, but let me know if you need/want something else.

I don't know anything more than what the gentlemen have said below me, but have you consider the area of Ocotillo? They have some very nice condos there as well. It's a very desirable area, and you can find great opportunities over there under 275k.
