As Roslyn said, work with a Realtor who can look up contact information for the owners and approach them for you. The owner would be more likely to speak to a Realtor than someone calling them out of the blue. Also, your Realtor will be able to help you figure out what the property is worth, what risks are involved, how to get a loan, help you negotiate, and get you set up with a real estate attorney to make sure you can get clear title.
