I'm trying to figure out the average size of single story ranch-style homes in my area. How do I do that?

Hello Kevin! Take notice I am answering your question at 8:30pm in the evening...would you say that this is a dedication to the real estate field? LOL to most people it is...to me I just love helping people buy homes in the Lehigh Valley area.

So, your question. Well, I can tell you that on Average most ranches in the Lehigh Valley area start at like 1500 sq feet and can go up to 6000 sq feet. Depends on your price range and area interested in or live in. Inregards to price range you would be looking at starting at 200,000.00 Average. and can go up to 500,000.00. So....if you are looking for a value of your current home....you should look at the tax records which is located at the county website...just search google for Lehigh County or Northampton County and look for the assesment records and this will give you the sq ft on your home if you are not sure of it and you maybe able to search your neighbors too. This will tell you what other homes sold for. The only problem is that the county records can be a few months behind and this is the long way to do it.

The easy way is to do a search in the Lehigh Valley MLS which is up to the min and I can add all types of filters and get the Ranch home down to, a Ranch home in East Penn School District with inground pool and 2 car garage with a Laundry hookup on the 2nd Floor. Yeah, it's that good.

Do you have a specific house in mind? Typically a ranch is between 1000 sf to 2200 sf. They can be larger but that is about the average. If you have a specific area or a specific address, I can give you a better answer. Feel free to contact me anytime.
