How can I know who qualifies? Can A single person qualify?

Hi Jan. As a single person you can certainly qualify if you meet basic income and credit history requirements. If you are a veteran or on active duty, the VA Home Loan Program is the best bet. For non-veterans, FHA is the most popular loan these days since the down-payment requirement is relatively minimal at 3-1/2 percent. If you are a first time home buyer (have not owned a home within the last 3 years), you would qualify for the $8,000 tax credit. As a single person, your modified adjusted income would have to be less than $75,000 per year; the property would have to be worth more than $80,000, and you would have to purchase the home in calendar year 2009. The best person to contact first in dealing with financing and the ability to obtain a loan would be a lender. I am replying because I have a great friend and very professional lender who writes loans in several states, including Florida whom I would highly recommend. I do not benefit from recommending a lender to you since it's illegal to be paid referral fees from lenders... go to their website and you can make application on line and in minutes they can tell you if and for what amount you will qualify for: http://www.hsoaga.com Homes Savings of America. The particular branch is Woodstock, GA and they can write in any state. I hope that helps. Once you decide if/when you can buy, then it is time to contact a highly professional agent that will represent you and help you find your next home. Hi Janet,
The first step in the homebuying process is to get a pre-approval with a mortgage consultant. If you go to my website http://www.pamkey.com I have all the information needed to explain the qualification process and a link to a mortgage consultant. The mortgage consultant I use is Sara Adee with Capstone Home Mortgage an affiliate of Wells Fargo. She can help you determine if you can qualify by yourself of if you will need someone else on the mortgage, by the way many single people qualify to buy houses. You can even apply online. Once you get the pre-approval get with an experienced realtor in the area and you can begin your home search. Also as a special note there is now available a first time homebuyer tax credit of up to $8,000 that does not have to be paid back, that is free money!
