What is the best area to buy some investment properties in the Chattanooga area?

Hi Mike,
I agree with the first answer. It depends on what type of investment you want. Our market is very stable and the different areas of Chattanooga have different investment opportunities. The Ooltewah area has a large inventory of new construction and the builders really need to sell. The East Lake area has smaller homes to rehab and rent. Our sales prices are still 96% list to sales price. It is a great market with lots of opportunities for investing. I would love to talk to you more to refine your interest.

The direction I would point you would depend on your answers to a few more questions. First and foremost, what type of properties are you interested in? Are you looking for homes to rehab and resell or are you looking for rental properties? If so, are you comfortable doing foreclosures, do you prefer dealing with REO properties, or properties that are not distressed with current incomes. Are you looking for commercial or residential properties? Single family homes, multifamily homes, or even trailer parks. All are available in the Chattanooga and north Georgia area. I would be happy to point you in the appropriate direction, and can provide you lists of what is available, if you could give me a bit more information on your ultimate goals. Chattanooga is such a diverse area with different needs. Red Bank is considered an area that will benefit from the North Chattanooga development and growth. St. Elmo is slowly coming into it's own and again should benefit from the growth and development that is happening quickly on the Southside of Chattanooga.

One thing for certain is that VW will bring change to Chattanooga!

The area is not as imprtant as the house. All areas have different attraction to different buyers. We represent a large number of actual investors that buy remodel and turn for a profit. It just depends on what you are looking for. There are tons of great finds out there from single family homes, multi-family or even an apartment buildings. It is a great time to buy, espically investment properties because the way the market is. Please feel free to give me a call if you would like to talk. Mike: Chattanooga has a lot to offer for the investor and both the Realtors commenting on your questions bring up ligament questions. Are you looking to purchase an older home, fix it up and flip it for a short term return or are you looking for a longer but larger return on your investment? We market existing homes and new construction and many of my investors are speculating on land development in strategic areas where we are building new neighborhoods. The new Volkswagen Plant comming in has created a craze for these kinds of properties in the past few months. If this has some interests to you, your timing could not be better.
