I recently moved from Orlando and unable to sell my home there.How can i buy with little or no down at 33647?

Dorothy, you may be able to do an FHA loan with only 3% down. It is also possible with the Ameridreams or another program to have that and more gifted by a relative or even the seller.

I will buy your Orlando home if you have enough equity. We pay cash for Orlando area homes.

I think you ask an excellent question, and your situation is more common than what you may think. Although lenders are becoming much more conservative on 100% financing, the previous agent offered very good advice with the HUD approved Down Payment assistance program.

You should contact a very reputable lender with experience with these programs to assist you. In fact, you may have other options available without needing these programs, and a good lender can help you with those options.

At the moment there are down payment asst. programs that allow up to 9% to be paid towards your closing cost and down payment. You still may need to sell/rent your home in Orlando (depends on what your DTI is) but this option would be a big help.

My suggestions are in line with what most of my fellow Trulia agents have offered you. I would suggest renting your home in Orlando right now until. the market rebounds and you can sell for a decent profit.

FHA allows the Seller to pay your 3% required downpayment via a program like Nehemiah, Ameridream. In this Buyer's market there are many sellers who will pay everything so you can move in with nothing down. The limitation is the loan amount cannot exceed $292,500. You can search for homes with the MLS images and detailed description on my website without even giving your email address.

I have recently worked with atleast 2 builders in The New Tampa area who are willing to assist with down payment assistance programs. In fact 2 days ago the buyer went forward with the purchase on an inventory home around 200K and provided approximately $6,000. Builder are eager to sell their homes and have the cash to assist with the programs.
