Hello Diana,

I live in Southampton and have lived here for over 30 years. It is a great town and doesn't have a lot of "turn-over'. With the criteria that you requested the least expensive single home is asking $304,900. There is one with only 2 baths, and that is asking $299,000. There are currently 24 homes for sale with the criteria you requested and the price can go as high as $700,000. But the average price would be around $400,000 asking. It would depend, mostly on the age of the home.

Are you inquiring about Southampton for the school district or the area? There are numerous towns adjacent to Southampton. Some are in the same school district and others are different school districts, but still adjacent. to Southampton. The are located in 2 different townships. One is Lower Southampton township and the other is Upper Southampton township. The mailing address of Southampton, PA. is locatated in the Upper Southampton Township. I know this is all very confusing. Feel free to call me at 800-339-5834 and I'd be glad to explain it better and you can also receive an emal of all the listed homes that meet your needs. Hope I was able to address your questions,
Good luck,
Judi

Hello Diane,

I lived in Southampton for 10 years and have now have worked in Southampton for the last three. As a loan officer I see a fair amount of purchase transaction and appraisals in this town and $300k to $400,000 covers the vast majority of homes of that size. An average of $350,000 would seem to be a reasonable number.

Daina,

Seems like you got some good advice here. I live in Southampton and my office is in Feasterville, which is right next to Southampton, so I'm pretty familiar with the area. The house that you're describing will probably land you in the $300K - $400K price range. Of course there are newer houses, but more expensive. And there are older homes that are less expensive, but you get the idea.

Are you looking by zip code or school district .? You can do a map based search on my web site http://www.Gitabantwal.com. If you are looking in Centennial School district you can also look at Warminster township so that you can have a larger inventory of homes to look at.

I take it from your description that you are looking for a more recently constructed home. Typically, older homes (over 15 years old) here do not have a "great room" as well as a family room and formal living room (although there are some that do).

Those that do have a great room often have a 2 car garage. That should help you (and those Realtors who have access to such info) refine your search a little bit. FWIW, Judi sounds like she has a pretty good handle on the area and her $400K price sounds about right to me (I'm sure the Realtors know best, I only inspect 'em, I don't negotiate price!)
