Breanna, Home Buyer in Redlands, CA

Our lender will not close our loan until the sellers provide a roof certification.

Asked by Breanna, Redlands, CA Tue Jun 3, 2008

This is a short sale, so the seller has financial problems OBVIOUSLY. The whole deal has been on an as-is basis because of their financial hardship, we knew already we'd need to repair or replace the roof within a year or so.

So...is there anything I can do to move this along, from my end?

Breanna,

The best chance for successful completion of the transaction you have by paying for the roof inspection. Obviously, seller is not in a position to do so. It should not be expensive and can be done quickly.

Artur is probably right on this. If you want to close escrow and the lender is requiring a roof certification, you'll probably have to pay for it. Many roofing companies will give you a roof cert. for a nominal charge... especially if they think they have a chance of replacing the roof in a year or so (as you mentioned you might need to do anyway). Good luck!
