Whoa! All too many people seem to think that investing is as easy as that. It's generally not. There are significant costs involved in buying and selling a house.

I recommend that you meet with a REALTOR member of the MLS with knowledge and experience in real estate investment, and make a buyer representation agreement with that agent if it looks as though investing is right for you.

Avi,

If you have to ask this question on a website - then it's very possible you're not quite ready to invest. Financially speaking, depending on your current income and assets, there are NUMEROUS ways to invest in real estate. Having MONEY opens up doors big time, especially in this market. Cash is always king. Now with no money - you'll have to look for specific markets. Long Island is unfortunately, one of those areas where "no money down" deals do not really fly. Mid west, Northern states, and down south is more the area of focus. "Wholesaling" properties may even be something to look at, even on the island here.

I took out a bus load of investors last week. I found 38 houses to fit your needs, showed them 15 and 5 were bid on. It is really easy to find. If you contact me off line at Gail@GailGladstone.com, I will be glad to set up an automated system for you to see houses that meet your requirements in Long Island and Queens.
