Dear Huelling,

The Real Estate Tax is Windemere is approximately 1.7%. Here are some additional details:

SRVUSD PCL TAX04-1 (Code NP) of $90 and the Measure A SRVUSD BOND 2002 (Rate
0.0345%) - approx $325 - go directly to the School District. The bulk of our property taxes go toward the
Windemere Ranch99-1 (code PK) and C S/A M-29 Dougherty (Code GK): CSA M-29 (County Service Area M-29).

Windemere Ranch99-1 (code PK): This is a 30 year bond that was put in place by ABAG (Association of Bay Area of Governments) in 1999. It totals approximately $30,000/home over a 30 year period). It pays for the construction of the roads and sewers in Windemere. It is based upon the square footage of the home. San Ramon does not see any of this money, it is returned to bond holders. Residents can pay this bond off when they purchase the home, so some may pay and others may not. The residents in Gale Ranch do not pay this bond because Shapell builds the cost into the price of the house.

C S/A M-29 Dougherty (Code GK): CSA M-29 (County Service Area M-29) is a “Special Tax” that is for
operation and maintenance of services in Dougherty Valley. The special tax can not be paid off and will
be charged indefinitely. The amount can increase each year by the Consumer Price Index, which is usually
between 3% and 5%. It pays for the following:
• Police Services
• Landscaping Maintenance (including all of the parks and median landscaping)
• Street Lighting
• Street Maintenance (including street sweeping)
• Maintenance of the Library and Community Center and in the future it will pay for the maintenance of
the Senior Center when it is built.

I am a little confused - is the reference here to Property Taxes? If yes, I did not think so far, any of the property taxes you pay comes back to you/your community....
If yes, this seems to be county by county? Can someone point out what is that amount that directly goes to the county/state etc?

I think, in this particular case, they're letting you know about an ongoing "tax" that is not directly related to property tax, but is a special assessment based, most likely, on the impact to local services and infrastructure of such a large development. The County was not able to absorb the impact to the demand for safety services, roads, stormwater runoff, traffic wear and tear, etc. and creating a CSA (County Service Area) is one way to balance things out financially.

Windemere taxes are approximately 1.55 - 1.7 depending on when you bought or buy, they are hirer due to 3 various bonds. I have called the County and have been told any one or all the bonds can be paid off ahead of time. Most areas of Windemere do not have an HOA. Gale Ranch is 1.4 plus an HOA fee.
