Hey Trulia,

I think I am going on about a year with Trulia.

I have had four listing appointments, I am very straight forward about listings, and in the last year it has all been about price. Needless to say I didn`t get the listing. You can`t change the market, but you can change the price.

About two weeks ago, I met with Trevor who is looking to sell his Tempe home, as a FSBO. Currently he lives in Indiana, I brought him a client who is interested in his neighborhood. No sale, however, He said some very positive things about Trulia, myself, and the process.

I have had, and still have contact with several people interested in relocating to Arizona. A lot of people on the fence, or they can`t sell what they have.

On a personal note, Trulia has been good to me. I have made some great friendships, with some great people, which really would not have been possible without Trulia. From Realtors, to a stay at home mom, who home schools her Children in Wyoming, who has no interest in Buying or selling, but she knows Real estate and loves to talk about it.

No Dead Presidents yet, However ( I hate to say this, and never will again ) the relationships alone, are priceless.

Hi,

I will write more details about my personal interactions w/ clients as a result of my participation in Voices at another time. Yes, I have some success stories to share.

Congrats to Cindy on the sale and WSJ article. I have read many of your posts over many months...consistent, great quality content.

John........ I am NOT a fan of Realtor.com; although I remain a paying customer of theirs. The count of Realtors who believe they were ripped off by Realtor.com is enormous. Count me in that group. Begrudgingly, I renewed my personal Showcase account yesterday. Literally, it was yesterday. I still encourage agents to buy their Showcase package...if the agent will take the time to edit their listings. What boggles the mind is the number of showcase listings where agents do not take the 15 minutes to customize their listings. As a broker, we used to pay for this for agents, but not anymore. Another rant; another time. The featured homes positions on Realtor.com are extremely expensive. I used to have several. I currently have a few, and have not been renewing upon expiration. I might keep one…or two…..at most. Realtor.com has utilized their alliance w/ NAR to bully agents for years.

There are other companies which have sold agents a "bill of goods" and as a broker, I have agents come to me and share their experiences with these companies as they work toward building their business.

Earlier this week, on Inman, there was an article featuring Sami from Trulia. He stated that agents needed to trim waste in these times, and I left a comment that I agreed. http://www.inman.com/news/2008/06/2/trulia-co-founder-snubs-…

I hope that Trulia does not follow in a "little brother" or "me-too" model, and instead, directs their focus to a quality product that delivers results. When I first read Rudy's question here, I thought that it was an inquiry about Voices. Oops, my mistake. It just goes to show how all of us think from the shoes we walk. As a Voices regular, my thoughts immediately went to Voices. I hope more people respond to the question about Trulia's products for branding, featured homes, etc., as I would certainly like to hear their comments.

So many real estate vendors are chasing the same $$ via the same business model, yet none are looking at vast opportunity that is untapped. That remains the ultimate mystery to me.

Yesterday, I met the CEO and founder of a company in another industry and I could not, in my mind, stop comparing his company and industry to Trulia, Realtor.com, and real estate. He is currently leading a company about Trulia's size and age. He previously spend 12 years with a larger, industry leader in his field, which might be analogous to Realtor.com. The industry served is not real estate; but it is online media. The discussion yesterday focused on the focus of the roles of online media companies delivering results. Discussions included defining the customer and the source of revenue. I absolutely could not stop thinking about Trulia, as I listened. It just goes to show that I never stop thinking about real estate!

I have often heard comparisons made between Realtor.com and Trulia, and the tag line of Trulia being the little brother. Since I am not a fan of Realtor.com, that does not conjure a positive image. I do not personally think of Trulia as Realtor.com’s little brother, but I do see Trulia making some of the same mistakes and missing opportunity. Brokers and agents have invested (wasted) heavily in models, including, but not limited to Realtor.com that did not deliver results.

I hope more posters come here and share their experiences with Trulia from both Voices and other products.

I will come back later and share a few success stories, including closings and referrals that have resulted for me from my participation on Trulia Voices.

@ Joan - Wow! That is amazing - 5 buyers and 2 sellers in 2 weeks. That may be a Trulia record. I'm so happy to hear Trulia Voices is working for you. By participating on Voices, you are absolutely giving consumers a chance to get to know you. I guess you're right, they really must like what you have to say :) Keep up the great work.

@ Brian - Awesome. Glad Trulia is working for you too. You touch upon a great point - direct contact via email. Some consumers may not feel comfortable writing a comment so they choose email instead. The same holds true for agents, I've heard some tell me they just contact the consumer directly via email. Hey, what ever work best for you right?

I answered a question about condos available in a certain area of Nashville. Within a few days, two different buyers noticed the question and answer. Both sent me private emails. Both are now in contracts with one closing next week, with me as their exclusive agent. It's not a long dramatic, articulate, amazing story. It's simple....it works! Trulia is yummy!

I am actually new to blogging, but decided to give it a try since I love to talk and network anyhow! So, I decided to start answering a few questions each day, just trying to do this instead of "farming" since that did not really pan out too well for me! So, I would put aside at least a few hours each day and answer questions. My husband tells me I am "addicted" to my laptop anyhow, but I tell you after getting a few phone calls, I was impressed. I, too, pay extra for Realtor.com and I have not seen any results. I am a member of "ActiveRain" which is great, but never really got any leads. It was a good way to ask other agents their opinions on things which does come in handy since most agents around here do not want to really help. I guess they are afraid of the competition or something.
I have received 5 buyers and 2 sellers in the last 2 weeks. This is absolutely wonderful. I think many people that have seen me advertise in the past really do not get to know me. I do believe this format people can see how you answer a question and decide if they like you or not. I am guessing from my huge response, that people like what I have to say. You can only put so much into your advertising that you either hand out door to door, or mail, or just your photo in the newspaper does not make people want to call you! So, this is really a great thing. I am loving it and actually was just doing more blogging today. This is my new way of "farming" and I really am loving it. I am so glad that Trulia started this and I actually came to this site by an invite from an email from Trulia. I get so much junk mail, but thought I would check it out. Well, I am so glad that I did, because it is working for me and I plan on doing this each and every day! Thank you Trulia!!!!

@ Cindi - It' s so great to hear that you connected with a family in need and sold their home so quickly. Fantastic job. Congrats on getting your story in the Wallstreet Journal. Has the article helped your business?

@ Ines - Great to hear about your international connection from Voices. Although he wasn't ready to buy, I'm sure you left a lasting impression on him which could possibly lead to something in the future. Voices is a great place for an international buyer to find a local agent.

@ Deb - You are just a great example of how a proactive agent can make things happen on Voices. Please keep me in the loop as to your Voices connections and send me your list anytime :)

@ Joe - Great to see you using your legal expertise to connect with consumers. Success comes in many forms. You're example shows that you don't need monetary success to be successful. Good deeds will eventually get rewarded.

To the discussion of NAR. I'd like to remind all of the Realtors that the associations are member run organizations. If you have criticisms at any level get involved and work to change the issue. I at this point work at the local level but just the other day I attended a state level legislative day. I had lunch with members of my local and our state Assemblywoman and state Senator where were able to voice concerns and opinions. I also attended a housing opportunites committee meeting where we crafted the state level stance on the definition of our focus for supporting affordable housing.
Work on commitrtees and give voice to your concerns. You will have an effect on the direction of the orgainzation if you chose to.

As a lawyer, I answer questions which seek legal advice or have legal implications (many do). After assuring one fellow on Voices who was worried about being bound to a contract on a deal he changed his mind about , he called me to thank me for putting him at ease. I answered a few more of his questions and I could sense his relief . He said he would hire me if he needed a lawyer in the future. There was no monetary success. The success was in helping someone.

PS: If I win the pass, I will donate it to someone.

Rudy….Sorry for the earlier hijack. In an effort to go back to the heart and soul of your question, here is my response…

I have listed and sold property as a result of initial contact that originated from the seller’s direct post of a question on Trulia.

I have generated referrals to other Voices members. One example includes a current and active listing for the referral agent in another state.

I have written offers and leases for both buyers and tenants, as a result of contact initially created through Voices.

I receive inquires from people who are not active in the market, but are now on my active lists for newsletters and property report updates.

Today, literally, yes today………..a man phoned me who explained that he was already under contract when he first discovered Voices last month. He recently closed his purchase transaction. He has not even moved into his new home, yet, pending minor updates and renovations. He doesn’t have a need for a Realtor right now, but said that if he came across anyone who might be buying or selling, he would recommend that they contact me. Interesting, since he had a buyer agent and just closed. We did not talk about his agent. We spoke about the market, his property, the location, and the commute to NY.

I think I covered it all…….seller, buyer, renter, referral and building a pipeline.

Trulia Voices provides a great platform for Realtors, but you must still develop the business and relationships. BTW, I am working on my suggestion list that can make Voices even better. :-)

John, If I was doing something wrong with my listing promotions on Realtor.com, the company did not have any suggestions for corrective action. We had several discussions over the course of a few years. I am a member and supporter of NAR. The organization is not perfect. There is room for improvement, with select areas having greater need. NAR has done much to support home ownership, transparency in transactions, agency and property disclosure. For the good they do, I applaud them. For the areas needing work, I support constructive criticism and improvement.

I've wasted money on Realtor.com also. Voices gives us an opportunity to express ourselves. That is the most important feature in web 2.0 marketing. Be authentic and give value. I'm not anti-NAR, I use TopProducer which also is owned by NAR. I'm active in my local and at the state level in our associaitions. You can see my face and my listings thousands of times and not want to work with me. But when you get to know who I am and what I stand for then you will want to work with me.

I agree with Deborah on Realtor.com. The fees are huge and not worth the $$$...I am not anti-NAR. John...it's great your broker pays your fees. My fees are around $2000....I've had very few leads...none of them turned into business.

Wow Deborah,

I wonder what you were doing wrong in your marketing through Realtor.com, My broker pays for the whole office to have it and we have generated tons more sales than I can think of off the top of my head.

So Deborah you must not be a big fan of the NAR either considering that they own Realtor.com.

I actually connected with an Italian gentleman by the name of Enzo who had been poking around Trulia asking the right questions - http://www.trulia.com/voices/Home_Buying/Wd_you_buy_in_Sunny…

He contacted us directly after reading our answer in the question above and we showed him some properties at the end of April. He decided not to buy at the time, although he liked one particular condo in Surfside, but it was the first time our efforts in Trulia Voices became tangible.

It was at that time that I realized that VOICES reaches an International Audience, one that is educated and wants to find like-minded individuals to help them with their investment needs. Although no sales have resulted yet (yes I did say "yet"), I have a feeling it will only get better.

I met a family via Trulia who was struggling with an inexperienced agent. We ended up working together, I sold her home in less than a week - and the Wall Street Journal profiled the story in December. WSJ link below!

Hi Rudy,
Thank you so much for choosing me, however, I did not even look at the dates for Inman. I only wanted to tell you how excited I have been with Trulia. It really has been excellent and made my business grow. I have been so busy I have had to hire someone part time. In this market, that is a good thing! Eventually, I would like to have a few people full time as a part of my team.

Since I did not look at the dates, they are conflicting with something I already had scheduled. So, Rudy, please give my ticket to someone else that can go! I would hate to take a ticket and have it go to waste. I, truly was so excited to share my success stories with you. Trulia has been a great source of buyers and sellers. I just received a call yesterday from a gentleman in New York relocating and he saw a post on Trulia. He liked my answer to a certain question and Whooolllaaaa another buyer. So, there you go. I always live by the golden rule to treat others how you would want to be treated, so please give the ticket to someone else. I am sure there is someone out there :)

This is one of the proudest moments of my life, Rudy. I'd like to thank my mom, my broker and the lady at the cupcake store who makes the boston creme muffins....mmmmmmm. I'll be at Starpower in Orlando the week of SF Connect and misread your post. I thought it was for any Inman event. I'll be going to Inman Connect NYC. Any chance I might get a break?

Also, is anyone else having trouble accessing the trulia blog from windows explorer since yesterday? I've tried it on numerous computers and continue to get an error message.

Sorry Blanca the cost is based on how many listings you have had in the previous 12 months. Call them and they can help you. There are sooo amny cool features in their enhanced package. I think it is a no brainer. Hopefully you will get this message before they remove it. seems they believe in censorship here.

Blanca I have had 4 of my listings sell from the Realtor.com enhanced package and have picked up a few other buyers that contacted me wanting to see my properties and then letting me show them others. It is a great deal for the money and they are #1 when it comes to web hits by far.

You already have my video on Trulia. Do I need to resubmit the story? I have also attracted agents to my brokerage with Trulia. They can see how I cat and the quality of my answers and decide they want to work with me. When we sit to interview it seems that they already know me.

I'd love to go to Inman and hang out with the Trulia gang.

I have to say, I am an agent that is on the fence about Trulia. Several months ago, Trulia formed a
"partnership" with my brokerage. The way the partnership was presented, it made it seem that my brokerage had an exlusive representation with Trulia. In other words, other brokerages and other agents in our market would not be advertised. Our brokerages listings would be THE featured listings. 12 agents in my office each paid $1200 for a banner thinking it was a great, exclusive way to market ourselves. It turns out that Trulia features other brokerages' listings as well and also allows other agents to advertise. I felt the product they sold to me was misrepresented other agents in my office feel the same. I have as of yet to get any leads from my investment.

Hi Bruce! - The twins were delivered au natural and everything went perfect. Glad to hear you're making some connections on Voices. As you mention, consumers want to be able to interact with agents in a casual way. The Voices community is perfect for that. What I love even more is the indirect benefit you received by working with a potential home seller on Voices - a listing in his neighborhood. Fantastic. Being proactive sure does have it's rewards :)

Dr. B,

Hope the surgery went well. So far no closed transactions, but lots of connections that should lead to business. One of my favorites is a buyer from Mexico who will be moving this summer. We've traded Q&A on Trulia and then email directly. Trulia Voices was a nice and non-threatening way for both of us to start the relationship. Another was a potential seller who ended up renting his house, but by alerting me to his neighborhood, I was prompted to drive the neighborhood, do some research, and due to that research gained a very nice listing around the corner from him. I've also been able to gain some valuable personal information on collections on an eviction I've had. So far Trulia has been good to me and I expect more business and some real $ to come in the very near future.
