How is the Meadowbrook Road area of Wyckoff? Thanks!

Hello LZ --- Thanks for your response although you did not address any of my questions. It does seem like you will do well --- when you sell your property/home on Bergen County --- since you purchased many years ago. And, it seems like your children benefited from the terrific schools. All in all --- a positive return on your real estate investment, low taxes and terrific schools made for an excellent choice with Bergen County.

I cannot understand why you are continuing with this thread since you clearly have a distorted view of the housing market in this area. You make generalised statements with little or no basis of truth. In the towns you site most of the houses are not 40 to 50 yrs old and most certainly were built with a wealthy clientele in mind.
Why you pick out a single house and critizise it based on a few pictures on the lesser Mls when in fact it is a fine house in excellent condition. I can show you 20 houses in Mahwah that were built in the past 10 years which were most certainly built for the wealthy considering their prices which range from $1.5 million to $3.0 million.
There was no shortage of buyers of these houses until the market slowed last year.
In fact in 2008 the average sale price for single family houses sold in Bergen County was $642,080 so there were obviously a good number of "wealthy" people who thought Bergen county was a good buy.

I moved to Bergen County years ago when my husbands co moved out here from Manhattan. To say I was unfamiliar with the area is an understatement...we had to get out a map to even find Bergen County....over the years i have grown to love the area and we raised our children here. I DO like Franklin Lakes, septic tanks not withstanding and i love certain sections of Mahwah. But honestly most of the housing stock is 40 to 50 years old and most of it was not built for a wealthy clientele, even Upper Saddle River started as a summer hamlet back in the day. While I understand that there is a location cache to Bergen i do not see the housing stock matching that cache in alot of places. Here's an example of an overpriced, old tired home...2646406...priced over 1 million..WHAT??

I ran some numbers for all --- see link below. It includes demographics, too. There are about 16,000 people or approximately 5,400 households live in Wyckoff in an area of about 6.7 square miles and it is within 30 miles of NYC and mid-town Manhattan. Happy home hunting!

So, LZ --- are you answering these questions as a professional investor, appraisor or licensed real estate professional....or... just as a friendly opinion? You had your zip code as 07430 now it has changed to Bergen you live in one or more of these areas? I noted in another Q & A's that you were down on real estate in general ( Mahwah and the surrounding area)... Is there any area in Bergen County that you Are you looking to buy or sell in the area? What positives brought you to northern NJ?

Ed...don't forget that Franklin Lakes is ALL on septic tank and say what you will..septic is gross. Septic needs alot of upkeep not to mention how quicly things can go wrong if you have a toilet left running...that being said if i was a Wyckoff customer i would rather look in Allendale. I do think Allendales another one of those towns that went from being "OK" to "blue Ribbon" in the 80's..that's about the time we were priced out...but again in Allendale you have 3 or 4 really nice neighborhods and the rest is so so.

Perception - identical homes, particuarly the southern section on the dead end. nice size lots, but no architectural charm

Desirable - more so than other sections, i.e. college streets and 208 adjacent, but again little diversity

schools are fine, traffic is minimal, and placement is good, closer to allendale. all in all, in this enviornment, hold off for 6 months and move to franklin lakes.

No Cookie cutters in Wyckoff??? Drive down Meadowbrook...what else would you call that?? How about the splits located on Joan/ Pine...every house is exactly the same...not to mention still on septic...eeww...nothing says value like a 45 year old septic system...not. There is plenty of cookie cutter in Wyckoff...remember Wyckoff didn't become an IT town until the 80's...yes, Sicomac or hartung is very nice but lots of Wyckoff is only OK..Cali Builders did the Meadowbrook area and to say they lacked imagination is an understatement. How about the dreaded East Wyckoff... and to answer your other question, yes, I know Wyckoff very well.

Agree - My office is right on Franklin Ave and I would have great difficulty in finding any area of Wyckoff that is "Old, tired, boring and cookie cutter"
The lack of those references is exactly why Wyckoff is one of the most desirable towns in western Bergen county

The meadowbrook section is old, tired, boring and cookie cutter. It was poorly built by an uninspired builder and every house is the same. It's a LONG street and does not have any Wyckoff cache.

I have an office in Wyckoff and live in Mahwah --- Meadowbrook Road is a terrific area of Wyckoff. Ask your local realtor for market comps --- for pricing, schools, taxes, etc. It will be very helpful in your decision. If you are not working with a realtor currently --- send an email --- I am happy to help.

Its not far from Allendale on the east side of town. Houses are mainly in the $700,000 to $900,000 price range although there is a new all brick house for sale at the moment for $1,700,000 or thereabouts..
All of the elementary schools in town have excellent reputations. Not a busy street but a little remote from the downtown area and in fact is almost closer to Allendale.
All in all a fairly typical Wyckoff neighborhood.

The Meadowbrook Road area of Wyckoff is a desirable area. It is located off Brookside Avenue near the Allendale border. It is a quiet residential area with a nice mix of large split level, ranch and colonial style homes set on large wooded lots. The Lincoln school district is the main elementary school for this area. However, you should always check with the town to confirm the school district for the home that you are considering buying.

I looked up meadowbrook & wyckoff in Google maps, & this is in New Jersey which I'm not familiar with. I really like google maps and the new google earth. You'll see plenty of pictures of houses and neighborhoods in google maps. For school data etc, check out and
