Downpayment assistance and negotiations

i am currently looking for a home in tampa.I am a first time home buyer and no one has downpayment assistance in the area are there any other options or just see if the seller will pay closing cost?
Also when I find the home I want is there an amount I should start below the asking price to get a good deal but still stay competive? Example 14900 asking shld I bid at 135000 to start?

Every Offer and/or deal can be very different. You need a good Realtor and a Mortgage Lender. You may qualify for FHA with Seller contribution or write the Seller contribution for closing cost IN the offer. Get Pre-Qualified!!!!! Then you can go shopping. You might very well look at foreclosures and or a short sale. But get a good Realtor!! SPEND money on Inspections once you have a deal put together. Be careful with the Lender Addendas. They take precedent over the Contract. As-Is for a lender is not the same as AS-IS in the contract. Did I say get a good experienced Realtor and Lender?

There are other options for downpayment assistance. I currently have a land trust project that has downpayment assistance money and you can qualify upto 120% median income. It is new construction modular build in Westshore by Lois and Spruce. Contact me for further information.

You really need some help here!!! I can certainly appreciate your wanting to go it alone, but keep in mind as a buyer's agent my cost to you out of pocket is $0. All commissions are paid through the agreement the seller has with the listing agent in the form of compensation to buyer's agents.

Your question of offers are going to be different for every home you look at. One may be priced extremely high compared to the neighborhood comps, while another similar home can be priced very agressively. One seller may be really motivated to sell, while another may be feeling out the market. What will you do if the property is a short sale? are you familiar with this process??

If you are working with a competent realtor, they should be able to answer these questions and guide you thru the home buyer maize. Depending on where you are looking, there are different down payment assistance programs or special financing available. Seller paying closing costs is not always an option, depending on the home, other offers, etc. Again, a competent full time realtor that is working for you, not the seller, will help you with this.
