You really need some help here!!! I can certainly appreciate your wanting to go it alone, but keep in mind as a buyer's agent my cost to you out of pocket is $0. All commissions are paid through the agreement the seller has with the listing agent in the form of compensation to buyer's agents.
Your question of offers are going to be different for every home you look at. One may be priced extremely high compared to the neighborhood comps, while another similar home can be priced very agressively. One seller may be really motivated to sell, while another may be feeling out the market. What will you do if the property is a short sale? are you familiar with this process??

If you are working with a competent realtor, they should be able to answer these questions and guide you thru the home buyer maize. Depending on where you are looking, there are different down payment assistance programs or special financing available. Seller paying closing costs is not always an option, depending on the home, other offers, etc. Again, a competent full time realtor that is working for you, not the seller, will help you with this.
