We are planning to move to Pleasanton this summer/fall...

We need a home -

1. Close to BART,
2. With great schools,
3. Away from freeway and train noise,
4. Near a park, and
5. $700,00-$800,000, 2300 sq ft?

Is this possible? If yes, what are the different neighborhoods, and how are they different?

Hi There,

Good news is that Pleasanton has all of what you are looking for, being close to BART, great schools, plenty park and green space and being able to buy a home at approximately 2300 SF can be achieved at more of your upper limit. One thing is that the closer you like to be to BART is the closer you will be too freeways and some of its associated noise; hence you may be unrealistic with your criteria or need to identify your most wanted priorities. Since Pleasanton is located right on corner of 580 and 680, you will have some freeway noise unless you consider neighborhoods like Vintage Hills, Mission Park, Pleasanton Valley and/or Birdland. You should consider partnering with a local real estate professional that can be your guiding light through the process. I will be more than happy to be the one if you are ready. There are lots of neighborhoods near BART, especially with the new station going in at Stoneridge, and "close" to Bart for some people is 15 minute drive, and for others it is 5. I would avise you to find a local Realtor immediately. There will be a lot that entice you through your post. Choose any three, GOOGLE them, and choose the highest profile one with expeirience in the Tr-Valley. They'll not how to cut through the chase and find the deals....and upcoming deals...iommediately.

You've just described 25% of Pleasanton! :) You can search on my website or dozens of others, placing all your criteria in and find some results to look at, but since you are still 4-6 months away, keep in mind the market is still moving downward, so look at $800,000 - $900,000 as well! . There is one detached home and one attached house in Pleasanton right now that fit your criteria, and two others that back to the freeway. The homes in Pleasanton in that price range tend to be a little older and in most of my client's opinions, in need of updating, but are in neighborhoods with large trees. If you have young children, your money will get you a newer home in Dublin with excellent elementary and middle schools (east of Dougherty Road, in the newer part of Dublin where there are 10 to choose from right now, all built after 2000). Dublin High, while not quite as high scoring as Pleasanton's, is moving upwards and is being completely re-built and modernized, where the Pleasanton schools are holding steady in terms of scores. I live in Dublin Ranch and work out of the Danville office of Coldwell Banker, have lived in Pleasanton and have lots of friends who live there, and go there often for dinner or brunch because it is 5 minutes from my house.
