Good news is that Pleasanton has all of what you are looking for, being close to BART, great schools, plenty park and green space and being able to buy a home at approximately 2300 SF can be achieved at more of your upper limit. One thing is that the closer you like to be to BART is the closer you will be too freeways and some of its associated noise; hence you may be unrealistic with your criteria or need to identify your most wanted priorities. Since Pleasanton is located right on corner of 580 and 680, you will have some freeway noise unless you consider neighborhoods like Vintage Hills, Mission Park, Pleasanton Valley and/or Birdland.
