The information that you can proivde wil help me narrow down and possibly eliminate areas that wouldn't interest you. Thanks for additional information, I look forward to hearing from you soon.
My business is centered Saint Louis County (Chesterfield) but I have properties that we could discuss that may meet your needs. These properties range from undeveloped acreage to working horse farms and range value from the low $200K to over $1M. Call me!!
I live and work in in the West County St Louis metro area and have a working farm in the Jefferson County area, so I understand the issues. It's about a 45 minute drive one way for me to go to the farm. I have had clients look at farms in both areas over the past few years. Some want to live on the farm, others want to live closer in (typically have other weekday jobs and farm on the weekends) and may or may not have a second home on the farm. Both types are available. We have everything from small farms with 2 acres of corn to small organic farms to wineries to huge farms that professional sports figures used for their hobby farms when they played sports here in St Louis on the market at the moment.
I'm not sure what you mean by a hobby farm? Are you trying to be a gentleman farmer where you grow produce and sell it at the farmers market? How much acreage are you thinking about and what do you intend to grow? Does it need to have a house or is the land more important? Will this be your primary residence or a second home? Also, would you consider moving away from St. Louis? The cost of land will be less if you move out. Would love to help you or send you to an agent that could but we might need a little more information. I'm actually in Columbia, Missouri (middle of the state) and there are some wonderful areas around here that might work for you as well. Drop me a line and I'll try to get some information to you that would be helpful.
