Again I do live in this neighborhood and the bugs are not a problem ...they have added systems around the club house and you will find people outside all the time.

It is an awesome place to live...it is so beautiful...yes they did say thier might be a bridge...but when we bought in 2002 they told us it would be done by 2010....they have not even started it or found the funding. With today's economy I doubt it will ever pass...not to mention the Lakewood Ranch citizens don't want it because people will use their street as a through fare...there are also so issues about Indian historic areas...WCI did a great job with adding fountains, lakes and shrubs so that you don't even know the outside word exists. The golfing is number one and the club house food is wonderful. Having the ability to drive up in your golf cart and get an awesome meal at a great price overlooking the river during a sunset is just incredible. The Health Club is also fantastic....top machines, trainer, locker rooms, water arobics, yoga, pilates...you name it they have it. Not many communities can say they have golf, boat slips, health club, club house, community pool, playground, look out tower, pier and tons of activities!

Bottom line we were worried also when we bought....we still own our home and love Waterlefe...none of the road issues have made us regret buying because they have not come true! Most of it is all talk...Waterlefe Residents look out for each other and their properties.

Has your agent disclosed to you that they are building the Fort Hammer bridge next to Waterlefe eventually? The traffic flow will be different eventually, making LWR a very main road. Just wondering, since I can see your from out the area. That aside it is a beautiful community.
Good luck to you.

Waterlefe has Golf and Boating. A wonderful gated community where home prices have become very affordable. Many homes as the other Realtors have stated are direct canal front and you have your own boat docks on fresh water. The golf course is a challenging test and you have another dozen golf courses private and public, just short driving distances away. It's minutes to I-75 and a 40 minute ride to Tampa Airport. Family friendly and close to Bradenton and Sarasota. It's close proximity to Lakewood Ranch is also an advantage. Shopping, restaurants and an International Shopping Mall coming to the Lakewood Ranch area in 2010 with Saks, Nordstoms, Nieman Marcus, and Tiffanys. It's a fantastic area!

I lived in Waterlefe when it was first developed. We were one of the first homeowners. I enjoyed the amenities, but found it was becoming expensive. Also, since it is right on the river, the bugs are overwhelming, just like the difficulty of the golf course. We moved back to Lakewood Ranch. It really depends on what you are looking for. We had young kids at that time and found it catered more to retirees. For a small planned community, it is quite nice.

I live here in Waterlefe, and am on my second home. Why I love it.
1. The neighborhood has a golf course and 120 homes with docks in the back yard. also, 68 slips at the community marina (slips are available for seperate purchase). Boating was the major consideration for us in our home purchase, but we didn't want to live on a canal, with a marginal view, and direct bayfront was too pricey for a newer home. Our waterlefe home has a great view, plus my 28 foot boat is right outside. It is about a 40 minute ride out to the gulf. We have taken our boat as far as Key West..
2. The community seems like the right size, with a little over 700 units here. About a third of the homes and condos are seasonal, and vacation.
3. We have a great lifestyle and community feel, with the clubhouse, gym, golf shop, nature trails/boardwalks, and park areas.
4. This is great location in East manatee. A few years ago when we moved here it felt more remote, but now shopping and dining options are close by. Of course you can zip into Lakewood Ranch, Sarasota, or even St. Pete/Tampa.
5. I really like the range of homes here. Many communities do not have homes valued over 4 million, and also entry level homes that are in the low 200's. It's nice to have a nice variety.

I hope this helps! Sales have been very brisk in the recent months, so I think alot of other buyers are discovering waterlefe

Choosing Waterlefe is not a bad choice at all. Waterlefe offers a Life Style of Living; Boating, Golf, Gated Community, nature preserves and now, more affordable homes. Good schools public and private and a family presence. It's 5 minutes to Lakewood Ranch where you'll find more Golf, shopping and a new mall coming in 2010, to include great stores and dining such as Nordstoms, Neiman Marcus, PF Chang, Cheesecake Factory are advertise. I think it's a excellent area to live. Try It, You'll Like It.

We agree with earlier comments and concur that Waterlefe has a lot to offer its residents. People here generally appreciate the quality of life it offers as well as its proximity to other nearby attractions. This is a great place to consider.

Good luck,

The next time you come east just go up to any of the neighbors outside their homes or just knock of some of their doors. Most people are friendly. Tell them you are thinking of buying and what are the pluses and negatives there in Waterlefe.

Think a minute. If someone came to your door and asked the same questions, wouldn't you give honest answers?

Good luck,

Hello Patti in Colorado, Waterlefe is a community that fits almost any lifestyle. There are opportunities for people to live in maintenance-free villas, condominiums, single family homes and large, upscale townhomes. Prices range from the $200s to $Millions -- a price for almost every pocketbook. The amenities are endless. Tennis, Fitness, banquet facilities, a community pool with a tiki bar -- these are just the beginning. How about a house with a boat dock in the back yard? Or, maybe a nice condo overlooking the golf course for a second-home. The golf course is truly a sight to behold where natural habitats abound. It is a course that we locals "love to hate". Meticulously groomed with 5 t-placements, undulating fairways and yes, lots of water, it will challenge any level golfer. Waterlefe is located in the Eastern Manatee Corridor, a 10 minute hop to the interstate and 20 minutes from Sarasota, Down Town Lakewood Ranch and just a little further to beaches. It's one of my personal favorite communities. Hope this helps. Linda Singer
