how long do i have to vacate my home once it's auctioned in maryland?

It depends on the new owner...If the tenant is a "hold over" then the new owner will have to go through the process of eviction. It's usually a lot easier for all parties involved to just do a "cash for keys" scenario.

A lot depends on who the purchaser is - if its an individual, they will contact you pretty soon, and may offer you what they call "Cash for Keys".
If its the mortgage company that is the purchaser, they will hire a company to first check to see if the property is occupied, then have a department that will begin the legal steps to have you set out into the street.
This is done with the sheriff's department who hire several men to actually come into you home, and set all the furniture and personal itsems literally out in the street - you want to avoid that at all costs!
I suggest you call the attorney's office that sent you several letters, and ask them who bought the property and if they have a "Cash For Keys" program -if they do, they normally give you 21 days to vacate, and when you give them the keys and they see that the home is pretty much free of damage, they will give you a check.
The last one I did, the cash was $3,800.00!

It can be from 24 hours up to months. Lender will provide a notice to vacate if not eviction process can began. SOME lenders will offer cash incentive your departure prior to certain date. I would recommend move many families who have tried to stay found personal items been removed, contractors on property, locks changed.
