Donna,
When an agent or even appraiser prices a home they come and tour your property and make note of improvements, upgrades and condition. They then take a look at what is currently on the market, what has sold recently and what did not sell. This is called a competivie market analysis. This is why in order to price your home properly we need to see it. In your area I sure you have noticed prices can vary greatly based on updates and improvements. My office is just down the road from you at the intersection of Bardstown Road and Trevillian way. My company is Breland Group realtors. I live and work this area and would be more than happy to provide you with an opinion of your home's current market value and information about the services I and my company provide. You may have noticed two homes right on Trevilian were sold by Breland Group Realtors in the past year. If I can be of service just call or email.

That’s not a question I could answer without firsthand knowledge of your home. I would have to see your home inside and out and see what sold recently in your area. The market a year ago is very different from just three months ago. There is actually a systematic approach to pricing a home properly and I would be happy to go through it with you. Please feel free to contact me at Noelharris@kw.com if you are interested.

Donna, it's hard to say what you should ask for it without running the comparables with the property located around you. It also helps to to be able to actually see the property, and review any upgrades that you may have made to the property. There are other factors involved as well in pricing too. If you want help coming up with a good price, I'd be happy to get with you and give you my 2 cents.
